- 4 Reasons Affordable Housing is Slow to Recover After Disasters Like Hurricane Ian
How a community recovers after a disaster like Hurricane Ian is often a “chicken and egg” question: Which returns first – businesses or households? Businesses need employees and customers to be able to function. Households need jobs and the services businesses provide. As an urban planning researcher who focuses on housing recovery after disasters, I have found in my research that they’re mutually dependent. Hurricane damage to affordable housing can leave business owners struggling to find employees. Joe Raedle/Getty Images However, in coastal communities, the recovery of tourism-based businesses like restaurants and hotels depends in large part on the return of affordable housing for employees. Rockport, Texas, where Hurricane Harvey made landfall in 2017, is an example of the challenge. It’s a small community that caters to vacationers and sport fishermen, including celebrities like country singer George Strait, who filmed an ad campaign in 2018 urging tourists to return to Rockport. Drawing tourists isn’t easy without fully functioning restaurants and hotels, though. In a community review published about the same time, business leaders in Rockport said that the inability of low-wage workers to find housing in the area was a key obstacle to their own recovery. I’ve been studying housing recovery since 2008, when Hurricane Ike devastated large parts of Galveston, Texas. I’ve found that in many communities, affordable housing returns only very slowly after a disaster, if at all. Affordable housing tends to be older The main source of affordable single-family housing in most communities comes from what’s known as “filtering.” Neighborhoods have a life cycle. As they age, they are either redeveloped or gentrified, or they decline. As a neighborhood declines, homes are more likely to be occupied by renters. They also become more affordable, and they tend to be less well maintained. Apartment buildings that are designed for renters go through a similar life cycle. Many affordable homes in Rockport flooded during Hurricane Harvey. Mark Ralson/AFP via Getty Images In Galveston after Hurricane Ike, we found that the most damaged housing was often in low-income and predominantly minority neighborhoods with older homes. Much of the workforce housing in these neighborhoods was built slab on grade, meaning the first floor is at ground level and vulnerable to flooding. Most higher-cost homes, in contrast, were elevated anywhere from 3 to 14 feet (about 1 to 4 meters). Because most affordable housing becomes affordable by becoming old and dilapidated, rebuilding the same size home will also be more expensive than the original, especially amid the current construction market’s supply chain disruptions. Further, lower-income families are less likely to have adequate insurance or savings that will allow them to rebuild quickly. They often must wait for federal assistance through the Community Development Block Grant Disaster Recovery program, which can take years to reach homeowners. It’s also more likely to be severely damaged Affordable housing is often in less desirable areas, including low-lying areas prone to flooding. Our research in both Galveston after Hurricane Ike and in the Miami area after Hurricane Andrew in 1992 found that low-value homes were most likely to suffer extensive damage during flooding. They also take much longer to recover their value, if they recover it at all. In both Galveston and Miami, low-value homes that had extensive damage still had not regained their pre-storm value four years after the hurricane, while higher-value homes sustaining even moderate damage gained value. Rental housing recovers half as quickly While renters are difficult to track after hurricanes, we do know that they are more likely to experience long-term displacement. Our research shows that rental units suffer more damage and recover about half as quickly as owner-occupied housing. For low-wage workers, the uncertainty of whether they will be able to return to rental units can mean they decide to seek work and housing elsewhere. In talking with residents in Rockport after Hurricane Harvey, I heard repeatedly that workers had moved permanently to San Antonio, 160 miles away, or Corpus Christi, 30 miles away, to find both work and housing after the storm. Business decisions can slow rental recovery In both Galveston and the Miami area, we found that the recovery of apartments and duplexes was much more volatile than single-family housing and took much longer. Because these housing types are owned by businesses rather than occupants, the decision to rebuild is less urgent and less emotional. Hurricane Ike damaged apartment buildings in Galveston where low-wage workers lived. Scott Olson/Getty Images Anecdotally after Harvey, I heard a lot from community organizations in Houston about the speculative purchasing of damaged single-family homes by corporations that flipped them and turned them into rental houses. Investors also talked about the money they could make by buying homes at cut-rate prices after the storm, fixing them up and selling them at a large profit. While homes have always been commodities – and a critical way that families build wealth – the practice of corporate ownership restricts housing availability, inflating housing prices. Flipping homes also distorts markets through rapid increases in values. What can communities do? Ensuring that a community will have affordable housing after a disaster starts well before that disaster strikes. Creating a community recovery plan can emphasize the importance of affordable housing to the community’s economic resilience. Framing affordable housing as a public good and characterizing it as “workforce housing” for teachers, law enforcement officers, and other public servants can help overcome NIMBY – “not in my backyard” – concerns, but it can still be an uphill battle. Communities currently recovering will have to be aggressive about ensuring the rebuilding of affordable housing. This means applying for FEMA and Community Development Block Grant funding and thinking creatively about how to bring down the costs of rebuilding. One creative approach is community land trusts. Community land trusts are a way of cooperatively purchasing and owning land that individual households can build on. Identifying land that is publicly owned or donated can provide a place to quickly rebuild homes for low-wage workers. Another innovative program for rapid recovery of affordable housing is being piloted by the nonprofit Texas Housers. Rather than bringing in FEMA trailers after a disaster, the Rapido program quickly and inexpensively builds the core of a house, similar in size to a mobile home. The core is then designed to be built out later into a larger home once federal funds are available. Several Florida communities are now dealing with damage to affordable housing after Hurricane Ian. Coastal communities everywhere can learn from what these communities have experienced and prepare now for more extreme storms in the future. - Bentley Residences Drives Innovation In South Florida’s Real Estate Market
The plans for Bentley Residences are a paragon of design brilliance. The newly opened sales gallery in Sunny Isles Beach, Miami, Florida, celebrates the design achievements so far, and builds anticipation and excitement surrounding the project, that is due to complete in 2026. Spanning 12,000 sqft. The sales gallery offers buyers a first-hand glimpse at the private beachfront one-of-a-kind development of 216 residences. A suite of renders has been released giving a preview of the luxurious communal spaces, wellness and lifestyle amenities, as well as the plans for the private residences themselves. Each of these spaces has been designed to ensure that residents experience Bentley as a part of their journey, both in and out of the building. Bentley designers Brett Boydell and Chris Cooke have lead the design of the project, working closely with Dezer Development and Sieger Suarez Architects. Their expertise has shaped the exquisitely designed building and its interior, and they have worked hard to carefully integrate Bentley design throughout each and every corner. A DESIGN MASTERPIECE Brett Boydell, Bentley Head of Design Collaborations, says: “One of the biggest achievements when we design a car, is to have a whole group of designers working together, but to make it look like it came from one person’s hand. We have the same exciting challenge with Bentley Residences, but on a 70-storey scale.” The Bentley Residences Exterior He continues: “In reality, each element has been considered, understood and designed by the Bentley Design Team, by our partners at Dezer Development and by Sieger Suarez Architects, but the overall effect is seamless.” Chris Cooke, Bentley Product and Lifestyle Design Manager, adds: “We have applied the same attention to detail that goes into our cars into this very building. Each space is different, but with distinctive Bentley design cues styled harmoniously throughout.” A sense of harmony is something that has been carefully considered. The concept of indoor-outdoor living was really important to Bentley, who’s customers enjoy the feeling of being out on the open road, just as much as being cocooned within the comfort of their car cabins. Each residence will have an individual balcony swimming pool, as well as unobstructed views through seamless floor-to-ceiling glass. East Wing Unit at The Bentley Residences Diamond-shaped glass panels adorning the building’s façade are angled meticulously to create the perfect natural light refraction. The same patterns and silhouettes are echoed throughout the building, for example, through the diamond-shaped tiles adorning the floor of the lobby. The simple diamond motif is a signature of Bentley design DNA, found throughout all of the brand’s products and cars. UNIQUE FEATURES A signature of the Bentley Residences building will be the ‘Dezervators’, car elevators that can transport your car up to your apartment – each residence comes with either three or four in-level parking spaces of its own. Brett Boydell explains: “For me, one of the most phenomenal parts of the Bentley Residences is the fact that you can drive your car into the elevator and be delivered into your apartment.”. Chris Cooke adds: “The sense of arrival is really spectacular. Driving into Miami Beach is a special experience anyway, but for the residents, driving into the building and being able to see the beach as you get out of your car, several stories up in your own home, is incredible.” The Dezervators, visible from the communal spaces, enhance the experiential sensation for residents, and offer a little theatre for the building’s visitors; seeing the cars go up and down through the glass will be magical to behold. The environment of each communal area of the Bentley Residences has been carefully considered. The aim is to bring residents together as a community, fostering an atmosphere of relaxation, while still remaining social. Private and communal amenities include: a cinema, a games room, a wellness centre and spa, a whisky bar, a cigar lounge and a restaurant. Each has been carefully curated to maximise comfort and luxury, and to subtly bring Bentley’s design DNA throughout each detail. The cinema has been designed to mimic the concept of a Bentley car interior. Chris Cooke explains, “A cosseting sofa wraps around the back of the rear three walls, embracing residents in the space.” West Wing Unit at The Bentley Residences The games room is state of the art, equipped with VR headsets, and simulators both for golf and for driving. A whisky bar will grace the finished building, and for now, visitors to the sales gallery can get a taste of how the final installation will look and feel. The bar itself is inspired by the iconic matrix grille of Bentley’s cars. Suspended from the ceiling, the bar appears to be weightless and floating. The Bentley Residences will bring to life a transformative wellness offering, giving residents a space to connect, re-energise and relax through complete sensorial immersion. Throughout the sales gallery and the Bentley Residences building, Bentley Home furniture pieces will feature. The Bentley Home furniture range is hand-crafted in Italy and is known for extraordinary levels of craftsmanship. The pieces feature distinctive lines and mimic the materials and finishes of Bentley’s cars. NATURAL MATERIALS Visitors to the new sales gallery can witness first-hand the attention to detail that is going into the planning of the project. The lobby of the building will feature some impressive pillars, each threaded with the vertical veins of the natural wood used, ingrained with copper dust to add a subtle, metallic finish. This technique was used in Bentley’s concept car, the EXP 100 GT, and makes a statement on the innovative use of wood and new materials that will distinguish Bentley’s future design. It is really important, to both the Bentley Motors and Dezer Development teams, throughout the Bentley Residences building, as many materials as possible are locally sourced, and that each and every element matches the same exacting quality standards of the materials found within Bentley’s cars. Natural materials feature heavily throughout the building, and some key components are wood, leather and glass – drawing parallels with Bentley cars. The exciting thing for the Bentley design team, was to be able to take the same materials, and go above and beyond anything that can be achieved in a car, making use of the substantially larger space, and diversity of areas. Brett Boydell explains: “I think it’s the approach to every element within the Bentley Residences which gives that feeling of harmonious and inspiring design. This runs throughout everything from the materials, to the colours, and the richness of all the execution is synonymous with what you would find in our cars.” MODELS AND SCULPTURE The new sales gallery also plays home to a spectacular, full-scale, new sculpture, designed by the Bentley designers in Crewe, with the Miami beachfront in mind. Epic in size, the Bentley speed form sculpture is inspired by the flowing lines and surface definition seen in our luxury cars. Brett Boydell describes: “Designed to be viewed at little above eye height to fully appreciate the beauty of the form, it reflects the cars strength and power in volume whilst celebrating its beauty and elegance within the details of its key lines.” He continues: “The colour of the exterior is a unique paint mixed in the Bentley paint shop and was specially created to come to life in the bright Miami climate whilst enhancing the sculptures form." NOTABLE FEATURES Bentley Motors and Dezer Development collaborate on the debut Bentley Residences project, set to complete in 2026 A suite of communal amenities varying from a wellness centre to a cinema will complement the 216 exquisitely-furnished apartments A car elevator, known as the ‘Dezervator’ will transport residents cars up to their own in-unit parking spaces Bentley designers Brett Boydell and Chris Cooke share highlights and their inspiration behind the project A newly opened sales gallery gives a flavour of the design details that will feature within the Miami beachfront residential building A showstopping Bentley sculpture is now installed on the beachfront Sales Centre driveway Discover more: https://bentleyresidencesmiami.com/ By ML Staff Images Courtesy of Bentley Residences
- A Beginners Guide To Staffing Your Dentist Office For the Holiday Season
You have a new job. You are finally in charge of a dentist's office, just like you have always wanted. However, you will find that one of the hardest things about your new position is keeping your office fully staffed at all times. Unlike other offices, a dentist's office can be thrown way off schedule if even one person is missing. If a hygenist does not show up, the dentist will often have to do their job for them. Appointments go slowly when this happens, and they may even have to be canceled. This makes clients impatient and angry. Angry clients leave bad reviews and find new dentists. Keeping fully staffed is especially challenging around the holidays. Your hygienists, dental assistants, and dentists will want to take time off, but you will have several options regarding staffing. Dental Staffing Agencies Traditionally, people who manage dentist’s offices have gone to dental staffing agencies when they need help. Dental staffing agencies have a database full of professionals in your area. They will take care of recruiting trained dental staff members, interviewing them, and getting them out to your office. In many cases, they provide background checks, license verification, and drug testing. When you call a dental staffing agency, you will talk to a recruiter. It is their job to find you a temporary to work in your office that day. They will enter your requirements into their system and try to find a match for you. Although all this may sound great, dental staffing agencies are becoming a thing of the past. A recruiter's job is not an easy one. On a typical day, a recruiter will have to place ads on different websites to get people to come in for an interview. They have to make time to interview people, test them, and perform employment verification checks. When a dentist's office calls a recruiter, the recruiter will have to look for applicants with the years of experience and licensing required for the job. When the recruiter has a list of qualified applicants, they will begin calling numbers until they find someone who can work that day. In many cases, the numbers they have will be out of date, and they have no idea if somebody can work until they call them. They have a lot of other dentists' offices to find temporaries for, so it might take them a couple of days to find somebody for you. Dental Temp Apps Technology has changed everything we do in our lives. In the case of dental staffing, it has changed things for the better. There are dental temp apps that make it easy to get someone to your office in a hurry. It should only take a dentist's office a few minutes to create an account with one of these apps. You will simply list your name, address, and your hours of operation. Once your account is confirmed, you can start posting your available jobs. The best apps will allow you to narrow your search by the years of experience, special training, and licensure information. A good app will also have a system of verifying the background and licensure information of the dental professionals who use their apps. When you post a job on one of these dental apps, the dental professionals in your area get an alert and you will receive a notification when someone accepts a job. You will have the option of accepting or denying that person, but once you approve a temporary, they will come and work in your office. The dental staffing app TempMee, available in Boca Raton, allows you to pay for and rate temporaries the same way you would order and pay for an Uber. You simply approve their hours through the app at the end of the day. Keeping an office staffed during the holidays is challenging, but if you use a good dental temp app, you will have more time to make your office the best it can be. By ML Staff. - American Academy to Host “Learn How to Learn…for Children and Teens with Learning Differences.”
American Academy, a program within American Heritage Schools, is pleased to host “Learn How to Learn…for Children and Teens with Learning Differences,” a virtual event via Zoom on Tuesday, Nov. 15 at 7 p.m. This event is part of American Academy’s monthly program, “Experts in Learning Differences” speaker series. Hosted by Alexandra Rollins, admissions director of the American Academy Program, the expert speakers for the November event are Mira Halpert, M.Ed., founder and president of 3D Learner, and Mark Halpert, MBA, RMT, director of 3D Learner. Kids who learn differently often learn best when they see and experience information. Too often, educational testing focuses on what is wrong with the child and does not fully encompass their strengths. During this virtual event, Mira and Mark Halpert of 3D Learner will explain how to identify the child who learns differently, the importance of addressing his or her challenges, and the benefits of strength-based parenting and education. Viewers will also learn their strengths and challenges as caregivers, useful tips on parenting, and the value of collaboration with their child’s teachers and school. Mira is a champion for kids who learn differently. Her father was a great musical conductor who was able to bring together a whole orchestra; Mira sees herself as an ‘educational conductor’ who brings together parents, teachers, schools, and outside professionals to help maximize children’s strengths, identify and address their weaknesses, and unleash their potential. Mira has a degree in Developmental Psychology and a master’s degree in education from the University of Michigan. “When our daughter was told, ‘You are not college material,’ we asked her what she wanted to be when she grew up. She said, ‘The teacher I never had!!!’ It was at that moment I became a mom on a mission determined to help bright kids who learn differently learn how THEY learn best,” said Mira Halpert, founder and president of 3D Learner. “My passion is helping kids learn how to learn the way they learn and providing them with the opportunity to be all they can be.” Mark co-authored with his wife, Mira, a best-selling book titled, “The 3D Learner: Transform Stress to Outrageous Success for Your Child.” He is the director of 3D Learner as well as a math coach and a parent advocate focused on helping children succeed by third grade. Mark also works with his son, Michael, to help student-athletes improve their academic and athletic skills and earn college scholarships, and he champions the effort to improve students’ SAT and ACT scores with a focus on teaching the way they learn best. The speaker series is streamed live virtually and all Previous Episodes are available for viewing at any time. The purpose of the speaker series is to educate families about topics that relate to mild learning differences and are relevant today. All of the speakers are experts in the various disciplines of each topic. The American Academy’s goal is to provide families with a place to ask questions and strengthen their knowledge about how to ensure the success of their child.
