GFO Investments, a private wealth management advisory firm focused on real estate development and hospitality ventures, today announced that The Gale South Beach, a Curio Collection by Hilton hotel, will be one of the first hotels in the US to provide its guests with a 5G high-speed wireless private network enabled by CBRS spectrum. The network is a partnership with Airspan Networks Inc., a subsidiary of Airspan Networks Holdings Inc. (NYSE American: MIMO), a U.S.-based provider of groundbreaking, disruptive software and hardware for 5G networks. The network is a model for the hospitality industry. “This new technology will provide hotel guests with the fastest and most responsive digital connectivity available, impacting both guest engagement and hotel operations,” said Russell Galbut, chairman of GFO Investments. “Launching at The Gale South Beach will open new doors for hoteliers, enabling operators to revolutionize their offerings with new technology, both in-room and across hotel campuses.” 5G Technology to Transform the Hospitality Customer Experience This Private Network solution will improve the hotel guest experience by providing excellent indoor and outdoor high-speed voice and data coverage and hotspot capabilities on property. With the exponential growth of video conferencing, 5G eliminates the typical problems related to virtual meetings. Additionally, hotel operators can streamline operations with rapid communication between different systems. The new technology allows for faster automated check-in and check-out procedures for Hilton Honors loyalty members, which cuts labor costs and eliminates lines that are irritating for guests. With 5G, all systems are interconnected and communicate seamlessly in real-time. “The Gale South Beach has always strived for innovation by acquiring new technological advancements,” said Jared Galbut, President of Hospitality for GFO Investments. “The rooms already have contactless guest engagement and touchless room controls through Google Nest Hub and Volara. Now, with 5G technology, these in-room amenities can be unified and effortlessly controllable through apps using the new network. We plan to continually advance our technological amenities as the industry grows, providing our guests with the most cutting-edge offerings available.” The CBRS network will cover the hotel property, both indoors and outdoors, offering 5G mobile coverage for guests visiting the hotel’s dining outlets, rooftop pool, public spaces and guest rooms. The hotel’s staff will benefit from having access to this private network to provide hotel operations teams with voice and data applications including intranet and Internet access, Push to Talk (PTT) services and reliable video, along with streaming services for hotel guests to use on their smartphones. The network is being deployed with dozens of radios strategically placed throughout the hotel for optimal coverage and performance exclusively for the hotel’s clientele and staff. “This deployment is a great example of how 5G private network deployments using CBRS can and will transform the hospitality industry,” said Airspan Chairman and CEO Eric Stonestrom. “Airspan is a leader in 5G private network deployments, and we are proud to work with GFO Investments to provide this innovative network solution in one of the first CBRS deployments of its kind at a US hotel.” Citizens Broadband Radio Service, or CBRS, is a 150 MHz-wide slice of the radio airwaves set aside by the US Federal Communications Commission (FCC) for the deployment of 5G private networks, eliminating for the first time the need to acquire expensive spectrum licenses. • Miami Design District Annouces "The Ursa" a New Building Designed by Arquitectonica

The Miami Design District today announced that the next iconic building to come to life in the dynamic neighborhood will be The Ursa. Located at 30 NE 39th Street, The Ursa will be the first new Class A office building in the neighborhood. The fifteen-story building was designed by Arquitectonica, who was charged with creating world-class architecture that fits within the award-winning creative neighborhood, and generous, modern spaces for companies inventing the future. With museum-quality exterior public art and interior art and furniture by Daniel Arsham, The Ursa makes an artform out of office space and is in keeping with the ethos and energy of the Miami Design District. At the same time, the state-of-the-art facility offers businesses all the amenities and conveniences expected in the modern workplace -- all within a neighborhood that features the best in shopping, dining, and culture in Miami. Leasing is now underway. “We are thrilled to be bringing The Ursa to the Miami Design District. Integrating state-of-the-art workspaces into the neighborhood has always been a part of our plan. People want to work in centers of creativity, culture, and commerce; and the District really provides the type of environment where innovation can take flight,” said Craig Robins, Chief Executive Officer and President of Dacra. “Beyond providing office space in the neighborhood, The Ursa as a structure itself adds to the beauty of the Miami Design District. Arquitectonica has created an iconic, elegant, and functional building that highlights both art and natural beauty. We couldn’t be happier with the design and know that businesses will find a special place to call home within The Ursa.” “The Ursa is an exceptional addition to the Miami Design District. In keeping with our development approach, our emphasis was creating something that truly enhanced the built environment and added to the overall experience of being in this unique community. Bringing a dynamic office building offering to the Miami Design District is an important next step in the neighborhood’s evolution and we are so excited to watch it unfold. We know the District has so much to offer and businesses want to be a part of what we have built here. We cannot wait to welcome them,” said Mathieu Le Bozec, Managing Partner, L Catterton Real Estate. The Ursa is being developed by Miami Design District Associates, a joint venture between Dacra, L Catterton Real Estate, and Brookfield Properties. The fifteen-story building houses ten floors of approximately 180,000 square feet of office space, with efficient floor plates that embody a center core design. There are also two retail spaces available on the ground floor. The building has abundant outdoor space. Each floor has its own private balcony, and floor-to-ceiling glass windows which provide unobstructed 360-degree views and seamlessly connect the building to the neighborhood. The building also has a rooftop garden deck (indoor/outdoor) accessible to all tenants. Verdant landscaping on each level is by Island Planning Corporation (IPC). “The building will mark the western gateway to the Miami Design District in a design that combines Miami’s outdoor living with a boutique office building. The District not only has one of the most impressive collections of art and architecture, but also is lined with a stunning native landscape palette throughout. The tree-lined streets of the neighborhood served as the inspiration for bringing the landscape into the building as a series of stepped planters that wrap around the building alongside terraces for the floor-to-ceiling glass office spaces. We are excited to work with Dacra and the team to bring the project to the Design District,” said Raymond Fort, Senior Associate, Arquitectonica. In keeping with the neighborhood’s commitment to art, culture, and design, The Ursa provides a unique office experience with museum-quality art. Daniel Arsham, famed contemporary artist and founder of architecture and design company Snarkitecture, has created new monumental site-specific artworks to be incorporated into the façade of The Ursa. The works are inspired by sculptural reliefs from Greek and Roman Antiquity, such as sarcophagi, and the walls of the Parthenon enlarged to a monumental scale of up to 36 feet in height. The interior lobby of The Ursa will also feature artworks and furniture specifically designed for the location. Arsham has a long history with the Miami Design District as he attended the Design and Architecture Senior High School (DASH) and was provided his first studio space in the District by Dacra. He has also collaborated with brands that have flagship stores in the District like Tiffany’s and Dior. “Having an almost life-long personal presence and relationship within the Design District it’s an honor to be invited to collaborate with Dacra on The Ursa. The integration of the surrounding tropical landscape with world-class architecture, contemporary art, and design sums up, to me, what is special about Miami and this neighborhood specifically. I expect this building to become a landmark to the city and an important example of how art and architecture can coexist in exciting new ways,” said Daniel Arsham. State-of-the-art technology will be integrated throughout the building, with 24-7 onsite security and property management services. The Ursa also benefits from its ideal location and from being a part of the larger Miami Design District ecosystem. In the Miami Design District, tenants have access to over 20 restaurants, 170 retail stores, leading cultural institutions and community programming all with direct accessibility to I-95, and easy connectivity to Miami Beach and surrounding markets. The Ursa is expected to be completed by fall 2024 with the first tenants moving in by winter 2024. For leasing information visit theursa.com. By ML Staff. Images courtesy of Ursa

  • Peter Facinelli Talks The Unbreakable Boy Film, Family & Setting Boundaries

The Unbreakable Boy is the true story of Austin LeRette (played by Jacob Laval), a boy born with a rare genetic brittle bone disease, autism, and an unbreakable infectious spirit that makes the people around him better. The film also stars Patricia Heaton (Everybody Loves Raymond), Meghann Fahy, Gavin Warren, Zachary Levi, and Drew Powell. Actor Peter Facinelli is best known for his role as Dr. Carlisle Cullen in the blockbuster Twilight Saga films, and his role as Dr. Fitch Cooper on the hit Showtime series, Nurse Jackie, which aired from 2009-2015. His latest film, The Unbreakable Boy(out later this year) is adapted from the New York Times bestselling book of the same name, in which Facinelli is a producer on the film, and also plays the role of Preacher Rick. The following are excerpts from the latest episode of the Allison Interviews podcast with host and entertainment journalist, Allison Kugel, interviewing Peter Facinelli. In this interview, Peter talks what went wrong with ex-wife Jennie Garth, what he’s vowed to get right with his fiancée Lily Anne Harrison, setting healthy boundaries, parenting issues, and the personality trait that often leaves him embarrassed. Peter Facinelli Podcast On what went wrong in his marriage to ex-Jennie Garth and what he’s learned from it: “Every relationship is different. When you’re with this [new] person, you are going to respond differently than I would have with my ex-wife (actress Jennie Garth). I think in relationships, in the beginning they are wonderful. You have this honeymoon period and it’s fantastic. Slowly, over time, somebody might say something that is kind of hurtful. The other person might permit it and then they get into a habit. So, bad things can become habitual, the way you start to treat each other, giving the other person permission or an allowance to talk to you in a certain way. Everyone has a bad day, but if that person talks to you in a certain way or does something, then all of a sudden they feel they have permission to do that because you didn’t say, ‘That hurt my feelings.’ You didn’t speak up.” “All of a sudden it gets habitual and it grows, and then you get resentful. When you try to change those habits…. I was actually telling a friend about this. A relationship is like a tree. In the beginning, if it starts to bend you can correct it, but if you allow it to continue on that path there is nothing you can do to bend it back, because it has already grown in that way and solidified. “ On how he is protecting his relationship with fiancée Lily Anne Harrison: “I think when Lily and I got together it was so wonderful and I said to her, ‘I really want to hold onto this. I want to be really careful with each other, and let’s really work hard every day to not get into bad habits.’ It has been six years and I’m really proud of the relationship that we have, because we rarely ever raise our voice to each other ever. If we have a disagreement about something, we talk it through. I don’t fight with her. Arguments don’t happen, because it’s unnecessary. Nobody wins in an argument when you’re yelling.” “[We are] really careful not to hurt feelings and make it okay to do that. Just being super careful to treat each other with respect, to treat each other with kindness, and be honest with each other at all costs. Once you start not doing that and feel you have permission to not do that, all of a sudden those arguments, yelling, it becomes habitual and corrodes the relationship. I would say that is what I learned, is to just not get into bad habits.” On whether he talks to himself out loud when he thinks no one is looking: “It’s embarrassing, but yes, all the time to the point where my daughter came to me once and said, ‘My friend’s parents said they saw you at the airport and they said you must have been running lines or something because you were talking to yourself.’ (Laugh) I thought, ‘I wasn’t running lines. I was really talking to myself.’” “I’ll also do it when I get angry, like if something happens or if somebody bumps into you and they are rude, and you didn’t respond. I’ll then say to myself, ‘Hey buddy, get out of my way.’ I’ll start re-enacting the scene. I’ll go through five scenarios that never happened. I’ll think, ‘Maybe I should have said this, or maybe I should have said that.’ I’m literally acting out these scenes. I wish we had a take-two in life. Don’t you wish you could say, ‘Can I do that again?’” On learning to establish healthier boundaries: “What I’m still working on is boundaries with people. I’m such a giver and I give too much. Then when I give too much, it gives people permission, or they feel like they have a right to take. Then whatever I’m giving, if I say, ‘I can’t give that right now,’ I usually get attacked for it. When somebody is getting something all the time and then you say, ‘No,’ and set the boundaries too late, then they get upset. If you set the boundaries in the beginning, they won’t get upset. But if you give, give, give something and then say, ‘I can’t give that anymore,’ because it’s just exhausting, all of a sudden they are angry because you have always given. Like, ‘How dare you?’ Learning boundaries is something I’m still working on.” On his earliest professional goal as an actor: “I always wanted to be an actor when I was younger, but telling my parents I wanted to be an actor was like telling them I wanted to go to Mars. They are both from Italy. I’m a first generation American. We knew nobody in the business. My first goal was to get a paycheck. I thought to myself, ‘You know, I’m going to do this and even if it takes me until 70 years old, I’m going to do this until I get a paycheck.’ Getting a paycheck was my only goal.” On losing his daughter, Fiona, in Italy when she was just eight years old: “I remember when my daughter was eight, and I lost her. We were up in these mountains in Italy and I went to throw something out. I turned around and thought she went into this restaurant with my parents, because we were out in front of the restaurant. I went inside, sat down with the rest of my family, we were about ten of us. I just thought she was with one of her sisters. When everyone started sitting down, I said, ‘Where’s Fiona?’ They said, ‘I don’t know.’ I hadn’t seen her in like fifteen minutes. I’m searching the restaurant, and she was eight [at the time]. It was terrifying.” On the advice he gives his, now, young adult daughters: “My daughter is now 23 and she was asking me for advice the other day. I told her, ‘Honestly, I don’t know if that is the right thing, so you have to go with your gut. This is what I would do, but you are you. You really have to decide for yourself, because me giving you that advice, I don’t know if I’m right.’ I’m having an adult conversation with her and wanting to help her, but also wanting her to go with her gut. At the end of the day, it was a job she had gotten offered and she didn’t know if she should take it. If she took it and was miserable, then I gave her bad advice. I told her, you have to search inside, and really, you have the answer.” Special thanks to Allison Kugel - a veteran entertainment journalist with close to four hundred long-form celebrity and newsmaker interviews published and syndicated, worldwide. • Sea Tow Shares Top Ten Tips to Consider Before Leaving the Dock

The boating industry has seen a record number of new and existing boaters on the water. According to the National Marine Manufacturers Association (NMMA), the leading trade association representing North American recreational boat, marine engine and accessory manufacturers, 2022 is expected to be another strong year for new boat sales, which are projected to surpass 2021 totals by as much as three percent. Sea Tow anticipates another busy summer on the water in 2022. In an effort to ensure that a great day on the water is experienced by the boating community it serves, Sea Tow shares its top ten tips boaters should consider before heading out on the water. Have a checklist. Before leaving the dock, have a pre-departure checklist to review all critical systems (i.e.: engine check, battery levels, fuel levels, etc.). Don’t solely rely on the fuel gauge. Boaters should keep a fuel log so they know how much fuel their boat uses, when they last filled up, how many hours the boat has run, and how much fuel is left. Follow the rule of thirds. Be sure to have enough fuel to allow for: 1/3 of fuel to head to the destination, 1/3 of fuel to head back to the dock and 1/3 of fuel “just in case.” Check the charts. Review the intended voyage plan and be aware of sandbars, shallow areas, channel and buoy locations, etc. so the boat doesn’t run aground, and there are no surprises. Carry extra lines and fenders. Both are needed when rafting up with friends or when tying up at a waterfront restaurant. Safety first. Boaters should inform passengers of their boat safety rules such as where life jackets are located and that they must remain seated while the boat is underway. This helps to avoid distracting the captain during the voyage. Keep two anchors aboard. You never know when one might get away, so always have a spare and make sure it’s the appropriate size for the boat and where the hook will be dropped. When in doubt, slow down or stop. Trying to figure things out while underway can often lead to hitting something or running aground. Be courteous. Boaters should always watch their wake and wave when fellow boaters pass by. It’s one big community on the water, so be a good neighbor and be friendly! Always have a backup plan. It’s often said “when the unexpected happens” because no one ever plans on needing help on the water. Having an on-water assistance membership with Sea Tow is guaranteed peace-of-mind that if anything happens out on the water, someone is standing by to come help. “At Sea Tow, we are big advocates of getting out on the water and having fun, and we want boaters – new and salty – to do so confidently,” said Sea Tow President, Kristen Frohnhoefer. “Our captains are your resource on and off your boat, on and off the water. They know the local waters and can help with navigation assistance, tides and weather, anchorages and even mishap prevention tips. No one plans for something to go wrong on the water so it’s important to take the proper steps before you push off,” she continued. With a Sea Tow membership, boaters pay one annual rate and receive the most comprehensive member benefits available in the market. Sea Tow has boats on the water to service with 24/7 dispatch. Sea Tow offers its members free boat towing in their home area, unlimited dock-to-dock towing on all boats, alternatives to towing such as battery jumps and fuel delivery, and nationwide offshore coverage, along with additional paid on-water services such as boat salvage and recovery, vessel for hire, and environmental response. Sea Tow, recognized throughout the marine industry as Your Road Service at Sea®, has been on the forefront of on-water assistance since 1983, with more than 500+ ports nationwide including the United States, Puerto Rico and the U.S. Virgin Islands. The member-driven, franchise-based concept, coined by Captain Joseph Frohnhoefer, was established in Southold, NY, when the United States Coast Guard ceased response to non-emergency assistance calls. Today in addition to on-water assistance, the franchise network handles salvage and recovery missions, and responds to natural disasters, environmental hazards and oil spill cleanups. • Sea Tow Shares Results from Annual Member Survey

Sea Tow, recognized throughout the marine industry as Your Road Service at Sea®, released its findings from its annual member survey. The purpose of which is to collect real time data and provide an accurate snapshot of members’ needs to ensure its best possible services are available to deploy. The survey, which generated over 7,800 responses, captured feedback on a variety of topics. Despite the sharp rise in fuel costs, over 50% of boaters reported no anticipated change of their boating season activity due to this current uptick in prices. Results also showed that over 65% of boaters do not plan to make any boat renovations or improvements this year. Sea Tow members prioritize their time spent on the water, with 85% of boat usage identified primarily for fishing and cruising purposes. Additionally, over 51% of boaters surveyed say they either have a vacation by boat planned or are seriously considering it, with only 10% reporting fuel costs as a deterrent. After past seasons of uncertainty, members are ready to get out and resume travel activities through boating. The survey also showed that of Sea Tow’s services, over 56% of members ranked free boat towing as the most valued aspect of membership services, in part correlating with members’ greatest concern of engine failure. These concerns along with other valuable feedback help Sea Tow best tailor its services, resources and education to both new and longstanding members. “At Sea Tow, we value our members’ feedback and with this valuable insight, we can better target our services while continuing to provide a superior level of customer service,” said Sea Tow President Kristen Frohnhoefer. “Our member survey has proven to be an effective way to communicate with members and allows us to best anticipate these needs now and into the future.” With a Sea Tow membership, boaters pay one annual rate and receive the most comprehensive member benefits available in the market.
