  • Vanessa Rome Designs a Modern Masterpiece in Palm Beach

The oceanfront light-filled property, by Vanessa Rome Interiors, features collectible design pieces including Studio Twenty Seven Liv Armchairs, a Casa Dio Beverly Bed, a Lago Dresser, and Art + Loom handcrafted rugs by the local Miami showroom of Samantha Gallacher. As is common with condos, installing furniture posed an interesting challenge due to small and angled elevators. Despite using lower profiles in effort to highlight the breathtaking beach vistas, several items needed to be lifted with a crane over the beach-side balcony to get into the residence, only to find out the week of install that everything had to be hoisted with ropes instead! “It’s never a dull moment in the world of interiors!” explains Vanessa Rome. Light, warm, and neutral tones can be found throughout the space in an effort to mimic the surrounding natural beauty of the beach. Varying textures and materials can also be seen and felt – marble backsplash in the kitchen, boucle chairs in the living room, plush wool carpets in the bedrooms, raffia stools, hand-spun and painted silk fibers hanging from a Ben & Aja Blanc Half-Moon Mirror, and natural wood furniture throughout. Vanessa Rome is passionate about creating unique and visually interesting spaces that reflect both functionality and a sense of relaxed unassuming luxury. Layered with textured fabrics, refined materials, calming palettes, and custom furniture sourced from all over the world, Vanessa offers her clients homes that are timeless. In addition to Florida, Vanessa has completed projects in Manhattan, the Hamptons, Westchester, Connecticut, South Carolina, and more. The purchase price was $33 million. The total acquisition cost was above $35 million, as Basis plans to invest heavily in the property. The properties, totaling 224,108 square feet on 16.1 acres, are Basis’ first assets in Tampa. This acquisition elevates Basis to owning and managing more than 2 million square feet of multi-tenant industrial and mixed-use commercial real estate. Basis has been acquiring this asset class since its launch in January 2022. Anthony Scavo, COO and president of Basis Industrial, represented Basis in the transaction; Marcus & Millichap represented the seller. JLL sourced debt for the transaction. “This was a difficult transaction to get closed and we went above and beyond to assist the seller to get it done,” said Anthony Scavo, who was the buyer representative and is Basis’s Chief Operating Officer and President. Current clients leasing in the “Tampa Industrial Portfolio” are Joffrey’s Coffee, Acree Air Condition, Pharmscript of Florida, Ademco, Inc., Tri-Ed Distribution, Inspectorate America, Echo UES, Inc., National Flood Expert, IGT Global Solutions, Rauland-Borg Corporation, Sunrun, and many more. Basis plans to expand their footprint in the Tampa Metropolitan Statistical Area (MSA). “We are thrilled to expand to Tampa by purchasing these valuable properties that fit our acquisition strategy of multi-tenant industrial,” said Daniel Weinstein, CEO of Basis Industrial. “We love Tampa and see many advantages to diversifying our portfolio by tapping into this market. We are bullish on Tampa and hope to grow to 1 million square feet here in the near future.” “We feel strongly about the growth we are seeing in Tampa and the surrounding areas. We hope to take advantage of it by expanding our acquisitions of select properties,” added Scavo. “We see opportunity in this tumultuous market. When other investors are hiding, we are buying.” Basis uses its subsidiary management company, BaySpace, to manage the company’s industrial assets. BaySpace now has over 20 employees and manages all 2 million square feet Basis has acquired. For more information, visitwww.basisindustrial.com/ or www.bayspace.com. By ML Staff. • Earth Day is Every Day for Shoe Designer Daniella Shevel

Daniella Shevel is dedicated to cultivating a new way of thinking about the intersection of luxury, design, comfort, sustainability, and sophistication when it comes to shoe design. As the Founder, Designer, and CEO of her eponymous luxury, handcrafted label– she is constantly thinking of the future of both women and the planet. “We are dedicated to the development of high-quality investment pieces that embrace social responsibility and sustainability. Our pieces are made to last so that you can buy less, buy better, and get more wear from your shoes for years to come. Through small batch production we don't over produce, minimizing waste that ends up in our landfills. It’s necessary that as an industry we collectively set new and better standards to offset the environmental and social impacts of the fashion system. 300 million pairs of shoes are estimated to end up in our landfills each year in the U.S. On the other hand, the number of children around the world who have never owned a pair of shoes is about 300 million. To encourage upcycling and reducing waste in our landfills we offer a $50 credit for any pairs (from any brand) donated to Soles4Souls. We also choose to work with factory partners in Italy and Brazil who uphold high standards when it comes to craftsmanship, living wages, high-quality production, and good working conditions.” – Daniella Shevel Daniella Shevel also offers styles in both vegan leather and natural leather, the latter of which is 100% a by-product of the meat industry. By principle, the brand does not use any exotic skins or leathers either. Daniella also partners with EcoCart and empowers her community to make orders 100% carbon neutral for a nominal fee at checkout. These purchases support environmental projects, like wind and solar farms that create clean energy, or protecting trees that would otherwise be cut down. “Our price point reflects the craftsmanship, long lasting, best in class materials and fair trade that happens at every step of our shoe making process. The permanent collection and new releases are designed to be feminine and bold, accentuating and celebrating the beautiful curves and lines of women’s feet and legs, with an unflinching dedication to versatility and comfort. I began the brand when I could not find a pair of designer heels that were comfortable, coupled with the fact that female shoe designers are severely under-represented in the industry.” – Daniella Shevel Shop the collection at daniellashevel.com or if you find yourself in New York City’s West Village or in person at the flagship Bleecker Street boutique. • Spanish Shoe Brand Flabelus Lands on its Feet in New York City

Founded by Beatriz de los Mozos in Madrid in 2020, Flabelus has expanded into the US market with the launch of their F/W 23-24 collection of shoes, resortwear, and jewelry. Flabelus recently hosted a cocktail party to celebrate with friends of the brand, including Agua Mágica, at La Rubia in New York City. “The name Flabelus is my personal definition for friendship. In September 2019 when I first began thinking about creating slippers, I shared the idea with my two favourite people: Flami and Lu. Flami combined the first syllables of our three names and suddenly Flabelus was born. This special name keeps me strong because it reminds me that I am never alone; it signifies the beautiful thing that is friendship.” Incorporating the best of Spain and Italy, Flabelus incorporates the handstitched sole of a traditional Spanish espadrille with the aesthetic of a Venetian Friulane slipper, updated to the modern day with unique and vibrant colors, prints, and patterns. Handmade in Spain by women, using centenarian techniques, Flabelus produces the highest quality shoes whilst preserving resources for future generations by using organic recycled materials. The products are crafted by dedicated local artisans who follow traditional processes, such as the manual sewing of the shoe, passed down from generation to generation. Flabelus slippers' inner sole and inner shoe are composed of 70% bamboo and 30% recycled polybular polyester, and the outer sole is made with recycled rubber that is carefully stitched together by hand. The packaging is both 100% recycled and recyclable. Flabelus is a magical world full of literary characters in the form of shoes. Each shoe style is inspired by a character and has a story, and the designs offer lively combinations of colors, materials, and shapes beyond the traditional, to inspire all tastes, all ages, and worn through all seasons. “It is not by chance that all my slippers share their names with the great literary figures who represent my brave women; the women who create adventure in the worst situations. I am inspired by the Bronté sisters who describe the incredibly free and willful women whom they met in their imaginations, or Louisa May Alcott’s fiercely independent character Jo in ‘Little Women.’ I have grown up with these women as my examples and I have the luck of counting some exceptional women as sisters, mother and friends whose collective strength inspire me every day. My cause is to support other women like me, those who want to create and illuminate the world with their own light. I find the most wonderful projects are those created by women who have decided to share their nature of loving without measure.” – Beatriz de los Mozos Flabelus currently has a boutique in Madrid, stay tuned for future locations in London, NYC, Miami, and beyond! • Poliform Unveils Architectural Design at Salone del Mobile.Milano 2023

Poliform made a statement with its dual installation at Salone del Mobile.Milano 2023 and the Chiostri di San Simpliciano in the city center. The company showcased its latest development, Architectural, at the international furniture fair, which presented a new way of conceiving furniture and spaces simultaneously, embodying Poliform's design quality and approach. With Architectural, Poliform challenges the traditional boundaries of interior design by developing the division of spaces through the use of the day and night systems that the company is universally recognized for. These systems find a natural evolution in a new concept that uses Pivot and Surface as the two elements around which the project is developed. Pivot is a system of pivoting openings, while Surface is a paneling system for covering walls, backs of cupboards, and partitions that form rooms, subdivide areas, divide and connect using flexible solutions adaptable to every living need. The paneling system of Architectural allows even the backs of cupboards, kitchens, and bookcases to adapt to the environment, producing walls equipped for any need. The aesthetic factor of the design adds to its architectural value, ensuring a harmonious visual continuity between openings, paneling, and panels and between these elements and the furniture itself in an uninterrupted dialogue of finishes, materials, and style. At Salone del Mobile.Milano 2023, Poliform shaped the entire exhibition space with the Architectural project, which dominated the central square, inviting visitors to explore the latest developments from Poliform and its ideal home. The living areas were carefully divided using Surface paneling with Lexington, Wall System, and Code living systems that house bookcases, shelves, storage elements, and cupboards. Four living areas intended for social interaction and relaxation were arranged, and in the center was the dining area, which the glass and wood walls of the Architectural program allow a glimpse of. Poliform's Architectural design offers a flexible solution adaptable to every living need with an aesthetic factor that adds to its architectural value. At Salone del Mobile.Milano 2023, Poliform demonstrated the concept through the use of Surface paneling with Lexington, Wall System, and Code living systems, showcasing its latest developments in a cozy, hospitable, and elegant home. • Atelier Pendhapa x Métaphores Present the “AKAR” Collection with The Invisible Collection

Atelier Pendhapa is pleased to launch their new furniture collection AKAR in collaboration with Métaphores, an innovator in weaving and fabrics for interior design, and a sister company of Hermès, belonging to its textile division. Atelier Pendhapa, the London and Singapore-based architecture and furniture design studio created nine different pieces of collectible furniture, each showcasing a different horsehair Le Crin fabric, the specialty centenarian technique of hand-woven horsehair developed today by Métaphores. Atelier Pendhapa worked closely together with Métaphores to select a range of fabric showcasing the wide variety of techniques used in horsehair. Their teams came together to produce exclusively hand-made pieces of furniture. The weaving of the horse-hair was made in Challes in France’s Sarthe region, heir to the Le Crin patent filed in 1787 and vested with the Entreprise du Patrimoine Vivant label. Meanwhile, the carving of solid mahogany and teak woods were created at Atelier Pendhapa’s studio in Indonesia. Only one workshop in the world continues to weave horsehair by hand with rare know-how. It takes infinite patience, as well as precise and sure gestures acquired over long months of apprenticeship, to create singular weaves strand by strand. The technique demands such attention to detail that only a few meters are woven each day. The essence of the collaboration was for Atelier Pendhapa to best showcase the fabric’s unique characteristics. Horsehair is a natural byproduct of local breeding activities existing in certain areas, mainly in Asia. Breeding of wild horses is often seen in remote countries where nomad population use them for instance as a means of transportation or for agriculture purposes. This is typical of Mongolia, a country populated with three million wild horses which produces the vast majority of quality horsehair. The fibers of le crin originally come from Mongolia where the cold climate is a real asset as it conveys resilience to the horsehair which is naturally coarse, strong and lustrous. Although the fabric has been extensively used for centuries in France, Metaphores reinvents the patterns and weavings of horsehair with a contemporary design. Combined with linen, wool, sisal or metallic threads, horsehair allows for the creation of motifs, light effects and sometimes audacious nuances. With the collection AKAR, which refers to the word “roots” in Indonesian, Atelier Pendhapa pushed the boundaries of what can be made from solid wood today in using the material in its most organic form. The design of the solid wood elements challenges gravity, as it undulates around the fabric. The wood frames are reminiscent of pieces of intricate jewelry, while the horsehair fabric cushions appear like mounted gemstones. The AKAR collection is available online through The Invisible Collection globally. “Pushing the technical boundaries of solid wood making, we looked at ways to form the material as a thread woven together with the horsehair” – Antonin Hautefort & Ignatio Tenggara, Founders, Atelier Pendhapa More on Atelier Pendhapa Atelier Pendhapa is an architecture, furniture and research design practice that seeks innovative form rooted in timelessness. Based between Singapore, Jakarta, London and Paris, Atelier Pendhapa is engaged in projects across Europe and South-East Asia since 2019. Founded by Antonin Hautefort and Ignatio Tenggara, Pendhapa seeks a holistic approach to the practice of architecture with the ambition to dissolve the boundaries between site, product and architecture. More on Métaphores Métaphores, the finest of French signatures, brings together the centenarian know-how of Verel de Belval for silk furnishings and Le Crin for hand-woven horsehair, as well as the mastery of textile materials with remarkable sensory and visual creativity. Métaphores fabrics are born of a subtle alchemy between materials, history and gesture, supported by its rigorous choice of partners and careful selection of raw materials. This overarching sustainable development approach lowers the environmental impact of the collections. An innovator in weaving and fabrics edition for interior design, Métaphores is a celebrated brand, inspiring and contemporary, belonging to Hermès’ textile division.
