  • MOCA North Miami Celebrates Pride Month & Caribbean Heritage Month with Robust Public Programming

In the Museum of Contemporary Art, North Miami (MOCA)’s continued efforts to include diverse voices and perspectives, the museum is offering a robust series of education and public programming to celebrate Pride Month and Caribbean Heritage Month throughout June. MOCA is pleased to also announce a series of public activations, “Under the Electric Tree,” at Griffing Park. Programming will include site-specific performances, live music, hands-on art activities, and more, in conjunction with the recently restored public artwork "Electric Tree" by international renowned artist, Mark Handforth. MOCA’s groundbreaking exhibition “My Name is Maryan” is on view through October 2, 2022. Curated by Alison M. Gingeras, the exhibition is a monographic presentation of four decades of paintings, sculptures, drawings and film by the iconoclastic, ground-breaking Polish-born artist Maryan. Drawing upon new scholarship and a trove of never-before-exhibited works, “My Name is Maryan” is the first retrospective to holistically examine all periods of Maryan’s life and work. Throughout the museum, Maryan’s extraordinary biography and prolific oeuvre represent a deeply moving monument to the perseverance of the human spirit and power of art to work through traumatic loss. Credited as being among the first artist-eyewitnesses to directly depict their experiences of the Shoah, Maryan's unique approach to figurative art strove to solidarity across cultures and generations. A catalog for “My Name is Maryan” is forthcoming this summer. After closing in October, the exhibition will then travel to the Tel Aviv Museum of Art. • Cannabis Business Awards - June 2

The one-and-only Cannabis Business Awards® (CBAs), the cannabis industry’s premier business awards show since 2012, is returning this June 2 from 7-11 p.m. EDT. The venue has been changed to Event Space at 1111 Lincoln Road in Miami Beach, located on the 7th floor of the iconic Swiss architects Herzog & de Meuron garage, to accommodate more sponsors and attendees. Presented by Clover Leaf and Chloe Villano, the event will bring the biggest pioneers, movers, and shakers in the cannabis industry and drug policy movement together to celebrate how far the industry has come, while also helping energize everyone to tackle what’s next. This year is an extra special event as the cannabis industry has been able to emerge from COVID lockdowns deemed essential, generating more revenue than ever before, while continuing political advancement across the nation and even in the halls of Congress. Understanding how influencers in business, culture, and entertainment all come together to help advance the cause, the Cannabis Business Awards brings it all together for an event that should not be missed. Founded by long-time cannabis activist and industry leader, Clover Leaf Founder Chloe Villano, the CBAs have honored leaders of the industry from coast to coast, and even around the world. “Our return event in Miami is extremely exciting as so many of us have been isolated for too long,” Villano stated. “The cannabis industry has been growing by leaps and bounds and I’m so happy to award three sports awards for the first time, along with awards for the psychedelics sector. The cannabis community has helped lead the way, but there is so much more to be done to end the failed Drug War and we’re happy to help bring everyone together in Miami. Until we reach full legalization, these businesses will continue to be over-regulated, and the benefits of cannabis and psychedelics will be underutilized. I’m proud to help elevate these amazing companies and individuals that are changing the world for the better.” Special guests this year include former NBA player Al Harrington, Chicago Bears Super Bowl quarterback Jim McMahon, Super Bowl Champion Marvin Washington, Miss Universe Canada Alyssa Boston, Rapper Tick Trick, and Twin from the Infamous Mobb Deep. With both the NBA and NFL recently reforming their cannabis drug testing policies, it’s time to honor those that have helped pave the way and continue to create more freedom and prosperity for all. • Experience Byblos' Afternoon Tea Cocktails

Eastern Mediterranean-inspired Miami restaurant re-imagines the concept of afternoon tea service, serving spiked tea cocktails! A whimsical interpretation of the traditional tea service enjoyed throughout the Eastern Mediterranean, Byblos’ Habibi Marguerite spiked tea (a spiked strawberry tea made from Avión Reposado) marries exotic spices, teas and only the freshest ingredients. Tasting Notes: "The Habibi is about passion. Tequila is fire. The trick is to make the fire enticing. The cold smoke is the visceral, visual expression of the tequila. The strawberry elements, the cilantro, the clinking glass, the spiced almonds cool the fire so that is warm and enticing. The beauty of The Habibi is that, like passion, it is meant to be shared." – Melissa Reigle, Beverage Manager at Byblos Miami Other spiked teas include: Edgeware Road made with Plymouth gin + Jojo's black tea + fresh lemon juice, Seven Celestials made with Bulleit bourbon + Jojo's black tea + cold pressed ginger + fresh peach juice and The Gypsy Queen's High Tea made with Belvedere vodka + benedictine + Jojo's hibiscus-rose tea + guava juice + angostura bitters. Price: Serves two or four $35 / $70 More on Byblos Following its Miami Beach debut in 2015, Byblos rapidly became one of Miami’s hottest dining destinations. • City of North Miami Announces Stunning Financial Turnaround

For the first time in six years, the City of North Miami (NoMi) has reported a budget surplus, due in large part to City Manager, Theresa Therilus, who joined the City in 2020. Under Therilus’ guidance, NoMi has accelerated the turnaround of the General Fund deficit by making difficult decisions to reduce costs and expenditures, while maintaining a consistent level of service to the community. To create radical financial transformation, Therilus established a balanced budget and successfully generated more revenue than expenditures, resulting in a positive year-end balance. Additionally, the fund balance was improved through preventative measures that successfully mitigated a larger deficit during the pandemic's peak in addition to the receipt of American Rescue Plan Act funding to cover the prior year's deficit resulting from loss of revenues. In fiscal year 2020, NoMi’s budget expenditures were nearly $67 million. After Therilus implemented her budget reforms, the City’s budget came in at $57.6 million, an over 15% drop in expenditures. "I am thankful for the support and focus of the Mayor and Council during this process," said Therilus. "If it were not for them and the dedicated staff of the City of North Miami, the fiscal turnaround would not have been possible", Therilus continued. “In July of 2020 when I arrived, the City was $14 million in the red. Now, I am proud to report we are in the black for the first time in six years, with almost $4 million in budget surplus.” Correcting the City's unsustainable budget required cutting over $9 million in expenditures, which Therilus accomplished while continuing to provide crucial social services to residents, such as mortgage and rental assistance and much needed financial support for NoMi’s small business during the devastating global pandemic. Despite these gains, the road forward will not be easy; in particular the challenge of dealing with expenses that have historically outpaced revenues. “The City Manager has done a great job getting us out of this massive deficit,” said Mayor Philippe Bien-Aime. “We’ve been working hard to get on a path to fiscal stability, and now thanks to some difficult conversations and decisions, we are on the way there and the City can successfully move forward.” By ML Staff. • Gridline Properties Secures $16 Million Off-Market West Palm Beach Property for Alliance HP

Gridline Properties, a leading South Florida commercial real estate brokerage, announces the sale of 1426-1486 Skees Road for $16 million to Alliance Partners HP, LLC, an eponymous enterprise for the Bryn Mawr, Pennsylvania-based commercial real estate investment firm, which also has an office in Fort Lauderdale. The 8.26-acre property just West of Florida’s Turnpike is comprised of nine industrial buildings totaling 73,130 square feet, sold by GC Skees Industrial LLC. Yonatan Missika of Gridline Properties represented both sides of the deal, marking one of the highest price-per-square-foot trades in the county at $217 pp sqft. Alliance is excited to expand its footprint of industrial assets in Palm Beach County,” said Peter Derrico, Florida market leader of Alliance HP. “These types of buildings are difficult to replicate in today’s market, and they are an excellent complement to our growing portfolio The acquisition is part of the Alliance’s third $100M warehouse fund targeting “infill” industrial real estate in South Florida. The firm is one of the largest buyers of industrial real estate in the eastern United States region and is actively acquiring industrial properties throughout South Florida. This West Palm Beach purchase adds to the several hundred thousand square feet of industrial warehouse space they have picked up in Palm Beach County since 2021, along with the millions of industrial square feet throughout the rest of Florida. “With only a 2% industrial vacancy rate in Palm Beach County there is incredibly strong demand for this type of asset, and sourcing a deal like this one is competitive,” said Yonatan Missika with Gridline Properties, who focuses on industrial properties and urban core development sites throughout the Tri-County region and has been assisting Alliance in expanding their existing industrial portfolio. “We are pleased to have secured this off-market property with a diverse set of tenants already in place, and the opportunity to create additional value.” The seller, GC Skees Industrial LLC, owned and managed by Tony DeRosa and Phyllis McHenry, originally bought this property in 2014, added extensive renovations and stabilized the property with small businesses across multiple different industries. Both McHenry and DeRosa are seasoned real estate professionals with holdings all throughout the state of Florida. By ML Staff. Images courtesy of Gridline Properties
