  • Why you Should Get a COVID-19 Vaccine – Even if You’ve Already Had the Coronavirus

    A few weeks ago, a message popped up in the corner of my screen. “What do you think about people who have recently had COVID–19 getting the vaccine?” A friend of mine was eligible for a COVID–19 vaccine, but she had recently gotten over an infection with SARS–CoV–2. More people are becoming eligible for vaccines each week – including millions of people who have already recovered from a coronavirus infection. Many are wondering whether they need the vaccine, especially people who have already been infected. I study immune responses to respiratory infections, so I get a lot of these types of questions. A person can develop immunity – the ability to resist infection – from being infected with a virus or from getting a vaccine. However, immune protection isn’t always equal. The strength of the immune response, the length of time that the protection lasts and the variation of the immune response across people is very different between vaccine immunity and natural immunity for SARS–CoV–2. COVID–19 vaccines offer safer and more reliable immunity than natural infection. The immune system will usually generate an immune response to a SARS-CoV-2 infection, but not always.National Institutes of Allergy and Infectious Diseases, CC BY Immunity after infection is unpredictable Immunity comes from the immune system’s ability to remember an infection. Using this immune memory, the body will know to fight if it encounters the disease again. Antibodies are proteins that can bind to a virus and prevent infection. T cells are cells that direct the removal of infected cells and viruses already bound by antibodies. These two are some of the main players that contribute to immunity. After a SARS-CoV-2 infection, a person’s antibody and T cell responses may be strong enough to provide protection against reinfection. Research shows that 91% of people who develop antibodies against the coronavirus are unlikely to be infected again for six months, even after a mild infection. People who had no symptoms during the infection are also likely to develop immunity, though they tend to make fewer antibodies than those who felt ill. So for some people, natural immunity may be strong and long-lasting. The problem is that not everyone will develop immunity after a SARS-CoV-2 infection. As many as 9% of infected people do not have detectable antibodies, and up to 7% of people don’t have T cells that recognize the virus 30 days after infection. For people who do develop immunity, the strength and duration of the protection can vary a lot. Up to 5% of people may lose their immune protection within a few months. Without a strong immune defense, these people are susceptible to reinfection by the coronavirus. Some have had second bouts of COVID–19 as soon as one month after their first infection; and, though rare, some people have been hospitalized or even died. A person who is reinfected may also be able to transmit the coronavirus even without feeling sick. This could put the person’s loved ones at risk. And what about the variants? So far, there isn’t any hard data about the new coronavirus variants and natural immunity or reinfection, but it is certainly possible that immunity from one infection won’t be as strong against infection with a different variant. COVID–19 vaccines produce a strong immune response in terms of both antibodies and T cells, like the T cell in this photo.National Institutes of Allergy and Infectious Diseases/National Institutes of Health Vaccination leads to reliable protection COVID–19 vaccines generate both antibody and T cell responses – but this is much stronger and more consistent than immunity from natural infection. One study found that four months after receiving their first dose of the Moderna vaccine, 100% of people tested had antibodies against SARS-CoV-2. This is the longest period that has been studied so far. In a study looking at the Pfizer and Moderna vaccines, antibody levels were also much higher in vaccinated people than in those who had recovered from infection. Even better, a study in Israel showed that the Pfizer vaccine blocked 90% of infections after both doses – even with a variant present in the population. And a decrease in infections means people are less likely to transmit the virus to the people around them. The COVID–19 vaccines aren’t perfect, but they produce strong antibody and T cell responses that offer a safer and more reliable means of protection than natural immunity. Infection and vaccination together To my friend’s message, I instantly replied that she should absolutely get the vaccine. After getting vaccinated, my friend could be comfortable knowing that she has long-lasting, effective immunity and less of a chance of spreading the coronavirus to her friends and family. But more good news has emerged since I sent that message. A new study showed that vaccination after infection produces six times more antibodies than a vaccine by itself. This isn’t to say that anyone should try to get infected before they get vaccinated – vaccine immunity alone is more than strong enough to provide protection and the dangers of a fight with COVID-19 far outweigh the benefits. But when my friend and the many others who were already infected get their vaccines, they’ll be well protected. Natural immunity from infection is simply far too unreliable in the face of such a devastating virus. Current COVID-19 vaccines offer incredibly strong, consistent protection to the great majority of people. So, for anyone eligible, even those who have already had a SARS-CoV-2 infection, COVID-19 vaccines offer immense benefits. By Jennifer T.   • Why is Luxury Real Estate in South Florida in High Demand?

    The pandemic has driven up demand for luxury property from northern buyers seeking shelter in South Florida. The allure of sunshine and sand along South Florida’s coast has long been a draw for Northerners seeking to retreat to a warmer climate, but the migration south is heating up due to COVID-19, with buyers scooping up real estate and making the decision to permanently call Miami home. Royal Palm Residences - Courtesy One Sotheby’s International Realty “Miami has always been one of the most desirable places to live in the world,” said Chad Carroll, a leading broker with Compass who relocated to South Florida from New York in 2008. “From an affordability standpoint, you get more space and better quality real estate at any price point when you compare to New York inventory. From a lifestyle standpoint, there is nothing else like it.” 580 Sabal Palm - Listed by Chad Carroll with Compass According to the ISG World Miami report, nearly 1,000 people move to Florida every day, with many heading for coastal cities including Miami. New contracts and closings for single family homes have surged in the past few months, with home sales in some parts of the state even doubling. According to One Sotheby’s International Realty, in the second quarter of 2020, Miami Dade single-family home sales in the $5 million plus bracket saw a jump by 43%, proving a stunning demand in the luxury market. “Our latest data analytics for Miami Beach, Bal Harbour, Bay Harbor Islands, and Greater Miami shows an over 300% traffic increase when compared to the same period last year,” according to Allan Kleer with One Sotheby’s International Realty. Real estate agents say that many of those moving here from high tax states like New York, New Jersey, Illinois and Connecticut are drawn in by the lifestyle, affordability and tax benefits. Florida residents pay no state income or estate tax, receive a homestead exemption of up to $50,000, and a 3 percent annual cap on home assessments. Recent high-profile transplants include billionaire businessman Carl Ichan and Leon Cooperman. “A lot of people were on the fence considering the move because of the monetary benefits, now the pandemic has accelerated their decision to establish permanent residency,” said Carroll. “They are desperate to escape the lockdowns and retreat to a city with less congestion.” 3630 N. Many started off renting, and decided to stay permanently. “The majority of people are looking for a very similar type of home and existing inventory of waterfront homes is limited,” said Kleer. “We specialize in waterfront properties and our buyers want to live somewhere with plenty of outdoor space to stay safe and socially distanced. A pool and dedicated home office is now highly desired, and other luxury amenities including in-home gyms, summer kitchens and outdoor entertainment spaces are most important to buyers.” With winter on the way, agents expect to see a continued surge in demand from those seeking shelter from the cold and a potential spike in COVID cases during flu season. “Miami Beach is the new Hamptons,” said Minette Schwartz with The Schwartz team at Compass. “New Yorkers want a place where they can escape, especially during the winter. More and more people are choosing a change of scenery.” According to Schwar tz, while single-family homes are in highest demand, interest in the condo market remains s trong, with a shift in demand for rentals and sales in lower density buildings. With quarantine and work from home these buildings are becoming strong communities because neighbors are spending more time together at home.” Royal Palm Residences, a boutique new development in Boca Raton says more than 30% of their buyers are from Chicago, noting that the proximity to the beach, concierge, expansive outdoor terraces and only 16 residences per tower as being the biggest draw. “We sold one of the residences to a couple from Chicago completely virtually,” said Nunzia Alvergue with the Royal Palm Residences sales team. “They were not able to travel to Boca due to COVID, so I did a FaceTime tour and they fell in love.” QUINT Collection in Hollywood is catering to buyers who are seeking more seclusion and an outdoor, waterfront lifestyle – offering townhomes starting at $2.5 million with private rooftop sky decks and marina slips for their residents. “It’s all about having space, and there is a limited amount of it,” said Schwartz. “With more and more companies and people relocating here, Miami has enough momentum to keep pushing forward and I think we will see property values continuing to rise.” By Patrick Stevens.   • Boys & Girls Clubs of Miami-Dade Names Alana Jefferson 2021 Youth of the Year

    Alana Maria Jefferson, (17), was recently named Boys & Girls Clubs of Miami-Dade’s 2021 Youth of the Year. A panel of Club staff and administration served as the judges to select this year’s Youth of the Year. Jefferson, a junior at Coral Gables Senior High School with a 3.2 GPA, has been a member of the Hank Kline Club since 2010. During her time at the Club, she has matured by placing her focus on her education and giving back to the community. She hopes to attend Columbia University or Howard University to pursue a career in education with a focus on the arts. Jefferson believes in promoting the arts and the importance of art education in early childhood development. Jefferson participates in numerous extracurricular activities including writing for the school paper which she uses as a way to bring awareness to issues surrounding the arts. Jefferson also ran for 2021 class president and credits the Club with transforming her into an extroverted, confident leader. At the Club, she participates in the Teen Club and is the Keystone President. She is also part of the Teen Event Development Committee. She and 29 other teens from Florida Boys & Girls Clubs will be competing for the 2021 Florida Youth of the Year title. The winner of the state title will receive a $2,500 scholarship, laptop computer and printer. “Alana is the ideal ambassador of Boys & Girls Clubs of Miami-Dade and deserves to be named Youth of the Year,” said Alex Rodriguez-Roig, president of Boys & Girls Clubs of Miami-Dade. “She embodies the values of leadership and service, and has proven academic excellence. We congratulate her for all of her hard work and dedication to the Club and our community.” Every year since 1955, youth from various Boys & Girls Clubs across Florida have competed for the opportunity to represent Florida as the Florida Youth of the Year. The winner of the state title then competes in the regional competition. Five regional winners then move on, and one is named the Boys & Girls Clubs of America National Youth of the Year. The National Youth of the Year serves as both an exemplary ambassador for Boys & Girls Clubs youth and as a strong voice for all of the nation’s young people. He/she receives a new car courtesy of Toyota, as well as scholarships and cash totaling $60,000. The National Youth of the Year, along with the other four regional runners-up, then travel to Washington, D.C. and speak to members of Congress and meet the president of the United States.   • Limestone Asset Management Closes on Pinecrest Town Center in Miami-Dade County for $32 Million

    Miami-based Limestone Asset Management, via a joint venture with Orion Real Estate Group, closed on Pinecrest Town Center, the mixed-use retail and office property located at 12651 South Dixie Highway, Pinecrest, FL 33156, for $32 million. Limestone Asset Management invests in and acquires real estate properties over all asset classes throughout North America. Limestone Asset Management is assuming an existing mortgage on the property. Limestone Asset Management is an affiliate of Orion Real Estate Group, its joint venture partner in the deal. Limestone Asset Management uses Orion Real Estate Group's expertise to complete all of its North America-based transactions. Orion Real Estate Group is led by President Kevin J. Sanz. The seller was represented by Jones Lang Lasalle Americas, Inc. The property offers a combined total of 94,175 square feet ― 60,484 square feet of retail space and 33,691 square feet of office space. Major lessees are Sage Dental, EWM and Coldwell Banker. Additional lessees include local favorites Anacapri Italian Restaurant and Sea Siam. The entire site encompasses 225,255 land square feet, and 435 feet of frontage along South Dixie Highway. It is located in the heart of Pinecrest in Miami-Dade County. Custom carpentry details by Enrico Gobbi are combined with contemporary European furniture, decorative lighting art pieces and exclusive Italian-made fabrics; the impression is of a relaxed, welcoming, elegant interior with plenty of light. Most of the furniture has been personally designed by Enrico Gobbi and upholstered with high-end fabrics of leading international brands such as Hermès, Rubelli and Armani Casa.
