  • Limestone Asset Management Closes on Pinecrest Town Center in Miami-Dade County for $32 Million

    Miami-based Limestone Asset Management, via a joint venture with Orion Real Estate Group, closed on Pinecrest Town Center, the mixed-use retail and office property located at 12651 South Dixie Highway, Pinecrest, FL 33156, for $32 million. Limestone Asset Management invests in and acquires real estate properties over all asset classes throughout North America. Limestone Asset Management is assuming an existing mortgage on the property. Limestone Asset Management is an affiliate of Orion Real Estate Group, its joint venture partner in the deal. Limestone Asset Management uses Orion Real Estate Group's expertise to complete all of its North America-based transactions. Orion Real Estate Group is led by President Kevin J. Sanz. The seller was represented by Jones Lang Lasalle Americas, Inc. The property offers a combined total of 94,175 square feet ― 60,484 square feet of retail space and 33,691 square feet of office space. Major lessees are Sage Dental, EWM and Coldwell Banker. Additional lessees include local favorites Anacapri Italian Restaurant and Sea Siam. The entire site encompasses 225,255 land square feet, and 435 feet of frontage along South Dixie Highway. It is located in the heart of Pinecrest in Miami-Dade County. The property was built in 1985, renovated in 1994 and 2004, and is currently 82.6% leased. “Pinecrest Town Center is a popular local center with tremendous value add potential in a booming area,” said Ibrahim Al-Rashid, chairman of Limestone Asset Management. “We are very pleased to have closed on this property in the upscale suburb of Pinecrest.” “Pinecrest is one of the most affluent neighborhoods in Florida, and it has a massive upward trajectory,” said Kevin J. Sanz, CCIM, MSIRE, president of Orion Real Estate Group. “Pinecrest Town Center is situated in the heart of this area, and we are excited for the long-term growth and appreciation potential of this market.” More than 100,500 residents with an average household income in excess of $141,660 reside within a 3-mile radius of the property. The median home value for the area is $535,241 ($972,298 directly within the City of Pinecrest), which is 84% higher than the median home value for Miami-Dade County. One of Limestone Asset Management’s recent purchases prior to Pinecrest Town Center was two high-end retail properties for $15.5 million at St. Armands Circle, one of Florida’s most iconic shopping and dining destinations, and Sarasota’s No. 1 tourist destination. Manuel Ruiz Moriche, author of the project integrates nature into the home not only helps to create an environment that breathes calm, but also influences the energy efficiency of the house.     The Shelborne South Beach is bringing back a famous Miami institution, Cafecito pop-up by David’s Cafe. Serving authentic Cuban cuisine for over 44 years, the family-owned, small business opened a pop-up location on March 18th in the hotel’s lobby, providing guests and locals with a classic Miami experience throughout the summer and a fresh, new ambiance with outdoor seating on the hotel’s exterior. “In Cuban culture, Colada is deliberately served with little cups for sharing and to bring the community together,” explained Adrian Gonzalez, owner of David’s Cafecito and son of the original owner, Alfredo & Maria Gonzalez. “We look forward to continuing our 44-year tradition of serving South Florida with our famous cafe con leche, guava pastelitos, Legendary cuban sandwich and much more.“ David’s Cafe began serving authentic Cuban treats in 1977. The original owners, Alfredo and Maria Gonzalez, opened the business on South Beach to cater to the area’s ever-changing community. The locally-celebrated business’s previous, standalone location in Miami Beach was forced to permanently close as a result of the COVID-19 lockdown. “As an iconic South Beach hotel, we wanted to give our guests a taste of what true Cuban cuisine and Miami culture is like,“ explains Steven Hiblum, General Manager of Shelborne South Beach. “David’s Cafecito is a thriving family business that has made its mark in the local Miami community and we want to help continue the 44-year-long tradition.“ At Shelborne, the menu consists of breakfast and lunch offerings, including the traditional Cuban Sandwich, a flavorful stack of ham, slow roasted pork, Swiss cheese, pickles and mustard on Cuban bread, in addition to other sandwich variations. Breakfast items include the Tostada Cubana, a Cuban Breakfast Wrap with egg, sausage and cheese and the Avocado and Salmon Tostada. Other highlights include a collection of coffee drinks and fresh juices, including traditional Batidos, a Cuban-style milkshake with fresh fruit such as passion fruit, papaya, apple, banana and more. Finally, it wouldn’t be a trip to a traditional Cuban cafe without a selection of Pastelitos. David’s Cafe serves Guava and Cheese Pastelitos, a selection of Empanadas and Croquetas. The space operates within the lobby of the Shelborne, which was originally built in 1940 and designed by famed Art Deco architects Igor Polevitsky and Thomas Triplett Russel. It was embellished in the 1950s by Neo-baroque design master Morris Lapidus. The Shelborne was the epitome of classic South Beach glamour and opulence throughout the 1960s and still stands today as an iconic Art Deco gem in South Beach.   • Graffiti Paintings by Local Artists at CityPlace Doral

    CityPlace Doral is bringing together an exciting art and cultural initiative to guests and the local community with “Transcendence,” taking place on Saturday, March 27, from 4-11 p.m. The exhibition, on view for one day and free to the public, will feature artwork from local artists Junk Lainez, Grabster, Tragek, Rekalism, Gustavo Oviedo and Derek Hunter. The exhibition will present graffiti paintings reflective of the generations and upbringings of the six artists, recognized for their transformative role in South Florida’s street culture. The International Day for Biological Diversity (or World Biodiversity Day) is a United Nations–sanctioned international day for the promotion of biodiversity issues. It is currently held on May 22. The International Day for Biological Diversity falls within the scope of the UN Post-2015 Development Agenda's Sustainable Development Goals. In this larger initiative of international cooperation, the topic of biodiversity concerns stakeholders in sustainable agriculture; desertification, land degradation and drought; water and sanitation; health and sustainable development; energy; science, technology and innovation, knowledge-sharing and capacity-building; urban resilience and adaptation; sustainable transport; climate change and disaster risk reduction; oceans and seas; forests; vulnerable groups including indigenous peoples; and food security. The critical role of biodiversity in sustainable development was recognized in a Rio+20 outcome document, "The World We Want: A Future for All". From its creation by the Second Committee of the UN General Assembly in 1993 until 2000, it was held on December 29 to celebrate the day the Convention on Biological Diversity went into effect. On December 20, 2000, the date was shifted to commemorate the adoption of the Convention on May 22, 1992 at the Rio Earth Summit, and partly to avoid the many other holidays that occur in late December.
