  • Florida’s Luxury Home Boom: Why Custom Pools Are the Ultimate Statement Piece

Florida’s luxury real estate market is booming, with high-end buyers seeking homes that offer more than just prime locations and breathtaking architecture. In a state where outdoor living is a way of life, a custom swimming pool has become an essential feature—an expression of style, exclusivity, and sophistication. From infinity edges that blur into the horizon to resort-style water features, these pools are more than recreational spaces; they are statements of status and design. As demand for bespoke homes rises, so does the expectation for pools that go beyond the ordinary. Homeowners are working with expert designers to create private oases that reflect their lifestyles, whether that means a minimalist geometric pool for modern estates or a tropical lagoon-style retreat for a coastal villa. In communities with architecturally distinct luxury homes, outdoor spaces are being defined by the artistry and craftsmanship of their pool designs. Why Custom Pools Are Defining Luxury Living in Florida A luxury home in Florida isn’t complete without a pool designed to complement its architecture and surroundings. Beyond providing a place to cool off, custom pools have become focal points of high-end properties, seamlessly blending with outdoor living areas to create a private resort experience. Architectural styles influence pool design. Contemporary estates  favor sleek, vanishing-edge pools that create an illusion of endless water, while Mediterranean-inspired mansions embrace intricate tile work and cascading waterfalls. The level of customization extends beyond aesthetics. Homeowners integrate features like built-in lounge areas, sun shelves, and fire-and-water combinations that turn a simple swimming area into a work of art. These pools do more than enhance a home’s visual appeal. They  increase property value , set estates apart in competitive markets, and serve as entertainment hubs for hosting guests. With Florida’s year-round sunshine, a custom pool is not just an accessory but an integral part of daily life. The Hottest Trends in Luxury Pool Design As Florida’s luxury home market continues to thrive, custom pool designs are evolving to meet the expectations of high-end buyers. The latest trends blend cutting-edge technology with timeless elegance, turning pools into more than just water features—they become immersive experiences. 1. Infinity and Zero-Edge Pools These designs seamlessly connect the water to the surrounding landscape, making them favorites in oceanfront and waterfront properties. Homeowners are also opting for multi-tiered infinity pools , which add depth and dimension to outdoor spaces. 2. Smart Pool Technology and Custom Features Automation is reshaping how homeowners interact with their pools.  Systems that allow remote control of temperature, lighting, and water features via smartphones are becoming standard in luxury homes. High-end pools also feature built-in tanning ledges, Baja shelves, and swim-up bars, creating resort-like experiences at home. According to Architectural Digest , these customizable elements help homeowners design pools that match their lifestyles, whether they prioritize fitness, relaxation, or entertainment. 3. Integrated Wellness Features Pools are now designed with health and relaxation in mind. Built-in resistance jets for aquatic workouts, hydrotherapy spas, and cold plunge pools are increasingly common in high-end homes. Many homeowners are also incorporating mineral water systems as an alternative to traditional chlorine, enhancing the wellness benefits of their pools. 4. Fire-and-Water Elements Contrast is a key design principle in luxury pools , and fire features—such as floating fire bowls or fire pits along the pool’s edge—add a striking visual element. These features create a dramatic ambiance, especially when combined with LED lighting that changes color to match the mood or occasion. These trends reflect a shift in how pools are perceived—not just as backyard additions but as central elements of a home’s overall design. Whether it’s a sleek, contemporary infinity pool or a lagoon-style retreat, the latest innovations are redefining outdoor luxury in Florida. Choosing the Right Swimming Pool Builder Designing a custom pool requires expertise, precision, and an understanding of both aesthetics and functionality. To bring these designs to life, homeowners turn to an experienced swimming pool builder  who understands both of these equally important aspects Luxury pools are far more than simple backyard additions. The best designs integrate seamlessly with outdoor spaces, incorporating elements like vanishing edges, custom tile work, and high-tech automation . Skilled builders consider factors such as site elevation, water circulation efficiency, and material selection to ensure durability and a flawless finish. Homeowners who invest in bespoke pool designs benefit from more than just a visually stunning feature. A well-crafted pool enhances a property’s appeal, creates a personalized retreat, and serves as a long-term investment in both lifestyle and real estate value. Florida’s Top Luxury Communities for Custom Pools In Florida’s most prestigious neighborhoods, custom pools are more than just a luxury—they are an essential feature of high-end living. Gated estates, waterfront properties, and golf course homes are designed with resort-style pools that reflect the exclusivity of their surroundings. Architecturally distinctive communities prioritize outdoor spaces that seamlessly connect with their natural landscapes. Expansive pools with infinity edges  are common in waterfront properties, while homes in more private enclaves feature lush, lagoon-style retreats with cascading waterfalls and tropical foliage. Heated pools with integrated spas  ensure year-round enjoyment, while swim-up bars and underwater seating create the perfect setting for entertaining. With Florida’s warm climate and emphasis on outdoor living, a custom-designed pool is a defining feature of luxury real estate. It enhances both the property’s aesthetics and its value, making it a sought-after amenity in the state’s most desirable communities. The Future of Luxury Pools in Florida High-end real estate continues to evolve, and custom pools are becoming even more sophisticated. As homeowners seek seamless indoor-outdoor living, pools are being designed as architectural extensions of the home, incorporating materials and structural elements that mirror the main residence. Advances in smart technology, sustainable filtration systems, and energy-efficient heating are making luxury pools more innovative than ever. Beyond aesthetics, the demand for wellness-focused features is growing. Cold plunge pools, hydrotherapy spas, and saltwater systems are becoming key elements in high-end designs, offering both relaxation and health benefits. Automated systems now allow homeowners to adjust lighting, temperature, and water features effortlessly, creating a truly personalized experience. As outdoor living spaces evolve, pools are becoming key focal points, reflecting the latest trends in modern outdoor design  and seamlessly integrating with architecture and technology. By ML staff. • LVMH Celebrates 10th Anniversary of 'You & ME' Tour, Promoting Vocational Excellence and Career Opportunities

LVMH is celebrating the 10th edition of the “You & ME” tour, reaffirming the Group’s commitment to unique Métiers d'Excellence skills by raising awareness among young generations and promoting their employability. From January 31 to April 5, 2025, this unique traveling vocational event will have made stops in four cities in France, including Clichy-sous-Bois this Friday, March 7, plus two Italian cities. Designed to better guide visitors in their career orientation, the “You & ME” events offer an unprecedented immersive experience to middle school and high school students, university students, as well as job seekers and people interested in a career transition. To meet the challenges in a sector with a shortage of qualified candidates – over 20,000 skilled jobs go unfilled each year in France – this tour was initiated in 2016 in Clichy-sous-Bois, promoting the diversity of these professions and the career opportunities they offer. This Friday, March 7, LVMH is meeting its future talents in Clichy-sous-Bois at the Armand Desmet Gymnasium, the birthplace of the initiative launched in 2015, to showcase its 280 Métiers d’Excellence and provide access to its many job and training opportunities. During the event, visitors will be able to discover professions such as cosmetic formulation (LVMH Research), couture (Christian Dior Couture), leather goods craftsmanship (Louis Vuitton), as well as customer experience roles (Louis Vuitton, LVMH Client Services, Parfums Christian Dior, and Sephora). Several independent artisans who are suppliers of the LVMH Group will also share their passion and expertise in partnership with the Institut pour les Savoir-faire Français. Among them are Atelier Sumbiosis, specializing in pleating and textile embellishment; Margot Perotin, an embroiderer; and Lucie Ponard and Anne Abgadou-Masson, both ceramicists. The event will be inaugurated by Olivier Klein, Mayor of Clichy-sous-Bois and former minister; Xavier Lemoine, Mayor of Montfermeil; Maud Alvarez-Pereyre, Human Resources Director of the LVMH Group; and Marc-Antoine Jamet, General Secretary of the LVMH Group. The fair is open to everyone with free access throughout the day, with specific time slots reserved for school groups. Visitors will be able to: Discover their vocation: Through an orientation quiz, visitors can find out which category of Métiers (Design, Craft, or Customer Experience) best matches their affinities, and can embark on a personalized journey. After discovering iconic products from LVMH Maisons, they can meet with experts in various skillsets, as well as HR representatives from LVMH Maisons and representatives from our partner schools. Orientation guides will also be available to assist them in their discovery of the underlying savoir-faire. Experience the Métiers d'Excellence face-to-face during participatory workshops led by Virtuosos and apprentices from LVMH Maisons. Virtual reality experiences, as well as new “savoir-faire trunks” from Hennessy and Maison Francis Kurkdjian offer a unique immersion into the heart of our expertise. LVMH has been present in Clichy-sous-Bois and Montfermeil for 20 years, with the Culture & Creation fashion show. In addition to preserving and passing on unique savoir-faire, the Group supports vocational training and employment through the Institut des Vocations pour l'Emploi (LIVE), which assists people over 25 who wish to embark on a new professional project. Each year, the Métiers d'Excellence also organizes Excellent! workplace discovery internships at LVMH Maisons for students from Clichy-sous-Bois and Montfermeil in their final year of middle school, giving them a chance to learn about these professions firsthand. Ten years after its creation, "You & ME" pursues its commitment in collaboration with educational and community partners, working to raise awareness among young people and the public around the Métiers d’Excellence. During the first stop of the tour, the Group announced the launch of a nationwide study conducted with the Institut pour les Savoir-faire Français. The study will analyze perceptions of these professions and identify barriers and expectations among younger generations in order to adjust and strengthen awareness efforts for this important sector. The results of the study will be made public during the launch of the You & ME 2026 tour. In 2025, LVMH is continuing its initiatives to facilitate access to these professions with the announcement of a new partnership with the Fondation des Femmes. The Group's collaboration initiated in 2022 with Le Refuge continues as well. This year, LVMH is also joining the European Alliance for Apprenticeships at the invitation of the European Commission, recognizing the work carried out by the LVMH Group over the past decade in multiple European countries. The "You & ME" tour is set to continue in Italy, visiting Rome on March 20 and Florence on April 4 and 5 ML Staff. Content/images courtesy of LVMH

  • GOLDLAW and Inner City Innovators Present John Wilkerson With the Inaugural Coach Fox ‘I CAN’ Award

On Thursday, March 6,  Craig Goldenfarb, Esq.,  founder and CEO of  GOLDLAW , was honored to present John Wilkerson, a dedicated and inspiring mentee in  Inner City Innovators’  Hope Dealer Mentoring Program, as the first recipient of the Coach Fox ‘I CAN’ Award, at GOLDLAW’s office in West Palm Beach, Florida. GOLDLAW funded a $1,000 grant to accompany the award.   At the award ceremony, Wilkerson shared his inspiring story in front of his family and friends, GOLDLAW’s team and Inner City Innovators’ team, including Founder and Executive Director Ricky Aiken, Programs Director Norman Austin, Operations Manager Chelsea Koester and Program Mentors David Rae, Mavis Pettway, and Shacoya Key. The Coach Fox Resilience Award was established to honor and recognize an exemplary Hope Dealer mentee who demonstrates outstanding commitment to Inner City Innovators’ core values of resilience, empathy, authenticity, and leadership. The award also acknowledges their embodiment of the organization’s anti-violence workshop principles of being SAFE (Smart about who they surround themselves with, Alert to their surroundings, Fearless about getting out of life-threatening situations, and Engaged in the fight to end gun violence in their communities).  Wilkerson’s  journey with Inner City Innovators began five years ago as a mentee. Through perseverance, he has risen to the role of peer mentor, fully embodying what it means to be a Hope Dealer in both word and action. Growing up in a home shaped by the same challenges many of the organization’s mentees face, his story is one of resilience and transformation. Without his father in his life,  Wilkerson  made a personal vow that his younger siblings would never have to navigate life without a strong, positive male influence. Today, he is not only a steady presence for his family but also a role model for the next generation, dedicating his time to mentoring younger participants in the program.  At the ceremony, Aiken shared, “My proudest moment was when John showed up to the mentoring program with his little brothers and sisters. That’s when you know how proud a young person is to be a part of something—when they say, ‘I don’t just need this for me; my family needs this.’"  Beyond his commitment as a mentor,  Wilkerson  has also been a powerful advocate for change, using his voice to amplify the mission of Inner City Innovators. One of his proudest moments was speaking at the Bridging Intersections National Convention in Louisville, Kentucky, hosted by Cities United and the Annie E. Casey Foundation. On a national stage, he shared his story and vision, leaving a profound impact on all who heard him. “We are honored to partner with Inner City Innovators to fund the grant for the inaugural Coach Fox ‘I CAN’ Award,” said Goldenfarb. “We’ve been inspired by the work that Inner City Innovators is doing for our local community through its  Hope Dealer Mentoring Program and beyond. John is the epitome of  resilience, empathy, authenticity and leadership, and he serves as a wonderful role model for younger generations. We look forward to continuing to grow this program for mentees just like him .”  Goldenfarb continued at the ceremony, “A day like this, for me, is about impacting an organization, a charity, or a wonderful leader like this in some community. I like to surround myself with people like Ricky Aiken, who is a good soul and doing a lot for the world. This world is a tough place right now, and the only thing I can do about it is continue surrounding myself with people who are making a positive impact in the community. You get so much more when you give.”   The award was named after Coach Fox, who was a revered mentor and community leader who dedicated his life to uplifting and guiding the youth in our community. His legacy is marked by his unwavering commitment to fostering resilience, leadership, and a spirit of unity among young people. Coach Fox’s efforts have left an indelible mark on countless lives, inspiring the next generation to rise above challenges and contribute positively to their communities.  Wilkerson  embodies everything Coach Fox stood for such as resilience in the face of adversity, leadership amid challenges and an unbreakable commitment to making a difference. His dedication is proof that real change happens when those who need it most take the lead.  About GOLDLAW:  Founded in 2002, GOLDLAW has offices in West Palm Beach and Port St. Lucie, FL., and represents clients injured in auto accidents, slip-and-falls, nursing home abuse, inadequate security, or any other incident where someone’s negligence causes another person to be injured or killed. • Comprehensive Surveys of Olga de Amaral and Mildred Thompson Debut Alongside Vibrant Solo Exhibitions of MIriam Schapiro and Sanaa Gateja at ICA Miami This Spring

The Institute of Contemporary Art, Miami’s (ICA Miami) spring 2025 season features major solo presentations for four pioneering artists. Opening in April and May, exhibitions include a major survey of more than 50 works by Colombian fiber artist Olga de Amaral, the most comprehensive solo museum presentation to date for abstract artist Mildred Thompson, a showcase of monumental paintings from the 1960s and 1970s by feminist artist Miriam Schapiro, and a presentation of intricate tapestries by Ugandan multidisciplinary artist Sanaa Gateja. The program reflects ICA Miami’s commitment to providing an institutional platform for movement-defining artists who interrogate salient sociopolitical and cultural themes through their work. Miriam Schapiro: 1967-1972 April 17 – October 26, 2025 Featuring a selection of monumental paintings, the exhibition examines a crucial period of development in the work of the legendary feminist artist. The paintings on view highlight the evolution of Schapiro’s hard-edge geometric abstraction into her gendered, anthropomorphic “central core imagery,” laying the groundwork for her explorations of collage and craft within the Pattern and Decoration movement. While Schapiro grappled with typical themes of 1970s feminist art including interior spaces and domesticity, her visual language was simultaneously informed by the vast Southern California landscape and her pioneering work exploring early digital image production technologies. This work foreshadowed contemporary artists’ practices today working at the intersection of feminist digital art. Miriam Schapiro: 1967–1972 is organized by the Institute of Contemporary Art, Miami, and curated by Stephanie Seidel, Monica and Blake Grossman Curator, and Amanda Morgan, Assistant Curator, Exhibitions and Publications. Courtesy Eric Firestone Gallery Olga de Amaral May 1 – October 12, 2025 ICA Miami, in collaboration with Fondation Cartier pour l’art contemporain, Paris, presents a major retrospective of the work of Colombian artist Olga de Amaral, bringing together more than 50 works from six decades and featuring recent and historical examples, some of which have never been presented outside of her home country. This exhibition reveals the breadth and complexity of Amaral’s practice, highlighting crucial periods in the development of her career as she moved from colorful explorations of the grid to experiments with materiality and scale. Amaral’s sculptures and installations push the boundaries of fiber art, often combining weaving, knotting, and braiding to create striking abstract three- dimensional forms. Her earliest explorations, from the 1960s, frequently take inspiration from nature and feature unconventional weaving techniques. During the 1970s, Amaral created a group of monumental wall works; superimposing constructed layers of wool and horsehair enabled her to work at scale, evoking brick walls, leaves, and geological layers. Her investigations would also lead her to experiment with paint, cotton, gesso, gold leaf, and palladium. The presentation at ICA Miami follows a successful debut in Paris at the Fondation Cartier. Both the Paris and Miami presentations are designed by French-Lebanese architect Lina Ghotmeh, the founder of international agency, Lina Ghotmeh – Architecture. Olga de Amaral was originated by the Fondation Cartier pour l’art contemporain with curator Marie Perennès and is co-presenting the exhibition at the Institute of Contemporary Art, Miami with Stephanie Seidel, Monica and Blake Grossman Curator, ICA Miami. This survey of Thompson's practice features paintings, sculptures, etchings, drawings, assemblages, and musical compositions by the artist, who worked across media and disciplines throughout her nomadic life and career. Dually informed by scientific research and her poetic pursuit of abstraction, Thompson explored the limits of perception.  Mildred Thompson: Frequencies is curated by Stephanie Seidel, Monica and Blake Grossman Curator, ICA Miami.   Mildred Thompson, Radiation Explorations 6, 1994 Oil on canvas Overall: 97 1⁄2 x 143 5⁄8 in(247.7x364.8cm) Panel 1 of 3: 973⁄8 x 47 7⁄8in (247.3 x 121.6 cm) Panel 2 of 3: 97 1⁄2 x 47 7⁄8 in (247.5 x 121.6 cm) Panel 3 of 3: 97 1⁄2 x 47 7⁄8 in (247.7 x 121.6 cm) © The Mildred Thompson Estate Courtesy Galerie Lelong & Co. Sanaa Gateja: Language of We Opening May 10 ICA Miami presents an exhibition of Ugandan artist Sanaa Gateja (b. 1950), featuring intricate tapestries that engage in complex pictorial dynamics and immersive scales. The artist’s distinctive method requires the involvement of members of his community, whom he has trained and employed since the early 1990s. Gateja and his studio community recycle used papers, dye them through natural and synthetic processes, and roll them into beads. Following his sketches, the artist then affixes them to barkcloth, which has traditionally been used in Africa as textile. Moving between pictorial genres, from figuration and still-life to abstraction, Gateja’s tapestries are deeply arresting, drawing on the deep connection that communities share with their environment and cultural lineages. Sanaa Gateja: Language of We is curated by Gean Moreno, Director, Art + Research Center at ICA Miami and Amanda Morgan, Associate Curator. Sanaa Gateja, "Stump Anew," 2023. • “They're Angels To Me”: Memorial Neurosurgeons Deliver Spine-Tingling Outcome for Adult Scoliosis Patient

Dr. Clinton Burkett, Tess Buchanan The pain, unbearable as it was, wasn’t even the worst part for Tess Buchanan . For the Fort Lauderdale mother of four, there was a greater cost to the untreated scoliosis that had plagued her since childhood. “My kids would fall asleep and I couldn’t even lift them to take them to their beds.”    Tess Buchanan and kids Buchanan was initially diagnosed with an abnormally curved spine as a teenager, a condition that worsened in adulthood after pregnancies and a car accident. A teacher at the time, it became difficult for Buchanan to stand for long periods, and even walking was a challenge. Still in her 30s, Buchanan often felt like an 80-year-old. At her wit’s end, she researched specialists and found Dr. Clinton Burkett , a neurosurgeon at Memorial Neuroscience Institute . Dr. David Smolar, Tess Buchanan “We started Tess with non-operative treatments that included physical therapy and pain management, but it soon became clear that wasn’t providing the relief needed to live a normal life,” said Burkett, a fellowship-trained surgeon. “She ultimately required a thoracal lumbar fusion.” The work to correct Buchanan’s idiopathic scoliosis required three specialists and two surgeries. Dr. David Smolar , a neurosurgeon that specializes in adult spinal deformity, and Dr. Eduardo Rodriguez Zoppi , a vascular expert, joined Dr. Burkett in the operating room and began with Zoppi manipulating blood vessels that provided Burkett access to the front of the spine for that part of the fusion. That enabled Burkett and Smolar to loosen and then straighten Buchanan’s spine from the rear by using screws and rods to fuse it from the ribcage to the pelvis. The hardware will provide the stability necessary for bone that needed to be broken to correct the curvature to regenerate over the course of a year. “We were aided by the latest technology, including intraoperative CAT scans, x-ray, and navigation systems, which ensured every screw was placed correctly,” said Dr. Smolar. “Memorial is one of the very few facilities in South Florida fully equipped to do the surgeries Tess required.”   The multi-disciplinary approach, which included the collaboration between Memorial’s cardiac and vascular and neuroscience institutes, delivered not only the outcome Buchanan hoped for, but did it while limiting the time she spent under anesthesia, leading to a quicker recovery. Out of bed and walking 24 hours after the second procedure, Buchanan didn’t need a rehab facility or physical therapy. “Even my scar is beautiful,” she joked.   Now coming up on the all-important year after the April 2024 surgeries, Buchanan is feeling like herself again and doing what’s most important to her. “I’m able to carry my kids, even the six-year-old who weighs a lot more than the toddler.   It’s wonderful just to be normal. I feel like I’ve been given my life back.”   # # #   Memorial Neuroscience Institute  offers advanced diagnoses, comprehensive treatment, compassionate care, and rehabilitation for complex neurological conditions. Few centers can match the depth of its neurological expertise or the wide range of available services.   Part of the Memorial Healthcare System  and recognized for its quality and safety, the institute treats conditions of the brain that include Alzheimer’s and Parkinson’s disease, multiple sclerosis, tumors, epilepsy, stroke, and subarachnoid hemorrhages, as well as issues of the neck, back, and spine.   To learn more about the complete continuum of neurological care Memorial provides, visit www.mhs.net/services/neuroscience . • Moving 101: A Step-by-Step Guide to Relocating Without the Stress

Shifting to a new place can feel overwhelming, but breaking it into smaller steps makes the process much easier. The key is preparation. Having a clear plan helps avoid unnecessary last-minute stress. Some people choose to handle everything themselves, while others prefer professional assistance to take care of the heavy lifting. With experts managing transportation and handling belongings with care, the entire transition can be smooth.   Image by Ketut Subiyanto / Pexels Here’s how you can ensure a hassle-free experience and focus on settling into your new space: Start With A Moving Timeline Creating a well-structured schedule is the first step to a smooth transition. Begin by noting important dates, such as lease agreements, utility cancellations, or job start dates. Divide tasks into smaller milestones spread over several weeks. This prevents rushing through tasks at the last minute. Start early by sorting through items, notifying essential services, and arranging transport. A well-planned schedule also helps with budgeting, as last-minute expenses can add up. Keeping a checklist and tracking progress ensures everything stays on course. Having a realistic timeline allows you to complete each task at a steady pace rather than scrambling at the last moment. Choosing The Right Moving Service Selecting the right team for your transition makes all the difference. Some companies provide end-to-end support, taking care of everything from furniture protection to final placement at the new address. These professionals handle fragile and bulky items with precision, ensuring nothing gets damaged. Working with experts means you don’t have to worry about carrying heavy objects or securing transportation. They offer tailored options based on your needs, whether it’s handling specific furniture, delicate belongings, or additional assistance with setup. Opting for a full-service moving  provider streamlines the experience, giving you more time to focus on getting comfortable in your new home. Decluttering Before Packing Before boxing up your belongings, take time to sort through everything. Reducing unnecessary clutter  makes the process much easier and prevents you from bringing unwanted items to the new location. Go room by room, deciding what to keep, donate, or discard. Selling items you no longer use can also help offset some costs. A systematic approach makes sorting faster, helping you reduce excess load and unnecessary baggage. Instead of hauling everything, take this as an opportunity to refresh your space. A cleaner and more organized collection of belongings means fewer items to handle, making the entire process quicker and more manageable. Gathering The Right Packing Supplies Having the right materials  keeps your belongings safe and secure during transit. Sturdy boxes, bubble wrap, and strong tape prevent damage to fragile objects. Labeling containers clearly speeds up the process when it’s time to settle in. Consider using color-coded markers or stickers to differentiate between rooms, making unloading easier. Some specialty containers work well for delicate objects like dishware or electronics. Instead of struggling with makeshift materials, investing in high-quality supplies minimizes risk. Choosing durable cartons and securing items properly ensures they arrive in the same condition. Being prepared with the right resources makes handling your possessions much smoother. Packing Room By Room Rather than tackling everything at once, go one area at a time. Begin with spaces that contain non-essential items, such as guest rooms, seasonal decorations, or storage areas. Grouping similar objects together makes sorting and unloading easier at the new place. Keep a separate box for essentials like daily toiletries, chargers, and important documents. Labeling every container clearly prevents confusion later. Heavier objects should be placed at the bottom, while fragile items need extra padding. Breaking the task into smaller parts helps maintain order, so the process feels less overwhelming. Handling one section at a time simplifies the overall experience. Handling Important Documents And Valuables Personal records, financial paperwork, and identification should always be kept in a secure place. Instead of packing these items with the rest of your belongings, store them in a personal bag that stays with you. Passports, medical records, and insurance details should be easily accessible throughout the transition. The same applies to valuables like jewelry, cash, and sentimental items. Consider using a small lockbox for added security. Digital backups of essential documents can also be helpful in case anything gets misplaced. Keeping these items separate from everything else ensures they remain safe, reducing the risk of loss or damage during the move. Notifying Utilities And Changing Your Address Informing service providers ahead of time prevents disruptions. Contact electricity, water, internet, and gas companies to schedule disconnections at your old place and set up services at the new one. Postal services, subscription accounts, and banking details should also be updated to reflect your new location. Many providers allow address changes online, making the process quick and convenient. Updating your information at least a month in advance avoids delays. Missing this step can lead to bills being sent to the wrong place or essential services not being available when you arrive. Taking care of these updates in advance keeps everything running smoothly. Moving Day Essentials Keeping a bag of must-have items makes the first day in your new place more comfortable. Include a change of clothes, toiletries, phone chargers, and basic kitchen supplies. This eliminates the need to dig through multiple boxes for essentials. Pack snacks and bottled water to stay energized throughout the day. If traveling with children or pets, have their necessities, such as food, medications, and comfort items, ready as well. Having cleaning supplies on hand allows you to freshen up the space before arranging furniture. A well-prepared essentials bag makes the transition easier and helps you settle in without unnecessary stress. Settling Into Your New Home Once everything has arrived, focus on setting up the most important areas first. Arrange key furniture pieces like beds and kitchen essentials to create a functional space. Connecting appliances, checking utilities, and ensuring doors and windows lock properly should be top priorities. Unpacking should start with everyday necessities before moving on to less urgent items. Having a basic setup in place helps you adjust comfortably. Exploring nearby stores, healthcare facilities, and public transport options also makes the transition smoother. • Buying a Home in a Disaster-Prone Area? Keep These 6 Tips in Mind

Image by Josh Sorenson / Pexels $135 billion. That is the estimated amount of losses incurred in the tragic L.A. wildfire incident. And this is just one example. Rapid climate change is disrupting weather patterns, causing more droughts, intense heat waves, floods and wildfires than ever before.  However, despite the year-long threats of natural disasters, more and more Americans are moving to disaster-prone cities like Florida. East Texas metro areas such as Austin and Houston are also seeing an influx of residents. This is all due to easy access to affordable housing and quality education in these areas.  If you are considering buying a home in these areas, there are a few critical factors to weigh. Erring on the side of caution is the smartest way to protect your investment and your loved ones. In this article, we will explore four essential tips to help you make an informed decision. Get Home Insurance This is non-negotiable, irrespective of the location of your home. However, for high-risk areas like Florida, where floods and tornadoes  are rampant throughout the year, not getting home insurance ASAP would be a disaster.  The average cost of home insurance in Florida has surged over the past 5 years due to the increased frequency of catastrophic disasters, says Hippo. Therefore, the sooner you secure coverage, the better.  You can adjust your costs based on your deductible selection. Opting for a higher deductible typically reduces your premium payment, while choosing a lower deductible will increase your regular premium amount. Additional Tips for Choosing the Right Home Insurance It is also wise to explore additional coverage options that go beyond standard policies. For example, flood insurance is often sold separately, even though flooding is one of the most common risks in Florida.  Consider adding coverage for wind damage, especially if your home is near the coast. Review your policy thoroughly to understand what is and is not covered so that no surprise expenses catch you off guard. Many Florida home insurance  companies offer significant savings through bundling opportunities. This discount, commonly referred to as a multi-policy discount, becomes available when you purchase multiple insurance types from the same provider.  When you combine your policies under one insurer, you deliver more business to a single company and receive financial benefits as a result. Make Sure the Foundation Is Strong Enough In high-risk areas, even a small crack can spell trouble when floods, earthquakes or storms hit. The unfortunate part is foundational damages are not always apparent. If you are purchasing an old property, there is a strong chance that time and weather have already taken a toll. The best way to gauge the situation is through a professional foundation inspection. An expert can quickly spot issues like hairline fractures, uneven floors or moisture buildup. If the inspection reveals any issue, get it fixed as soon as possible. For flood-prone zones, consider elevating your home or adding a sump pump to manage rising water levels.  Also, make sure to reinforce walls using anchor bolts and hurricane ties to keep your home firmly rooted during high winds. Simple steps like sealing foundation cracks, improving yard drainage and clearing gutters can also prevent long-term damage. These upgrades not only protect your home but show insurers you are actively reducing risk, which could help lower your insurance premiums. Strengthen Your Home's Primary Defenses Living in a disaster-prone area means taking extra steps to protect your home from the unexpected. Reinforcing your property can also lower insurance premiums.  Start with impact-resistant windows and storm shutters to minimize damage during hurricanes. Strengthen your roof by securing loose shingles and using hurricane straps . These are basically metal connectors that anchor your roof to the walls, reducing the risk of it being torn off in strong winds. Take good care of the landscape surrounding your property. Trim trees regularly and remove weak branches that could become dangerous projectiles during a storm. Consider installing a sump pump in flood-prone areas to prevent water from seeping into your foundation.  These small but effective measures not only boost your home’s resilience but also show insurers you are taking proactive steps, which may help cut down long-term costs. Do Not Delay The Roof Inspection Your roof is the first line of defense against natural disasters, especially in areas prone to hurricanes, heavy storms and high winds. A weak or damaged roof leaves your entire home vulnerable to water leaks, structural damage and expensive repairs. That is why scheduling a professional roof inspection is crucial — ideally before moving in and then at least once a year. If the house is older than 20 to 25 years, pay extra attention. Missing shingles, cracked tiles and water stains on ceilings or sagging areas are tell-tale signs that your roof needs immediate repair.  In some cases, patchwork fixes will not be enough. If the roof shows widespread wear or structural damage, it might be time to consider a roof replacement . Strengthening your roof not only protects your home but can also qualify you for insurance discounts, reducing long-term costs. Always Have an Emergency Plan in Place Natural calamities do not always announce their arrival. That is why you always need to be prepared, especially if you live in a high-risk area. Natural disasters often strike without warning, leaving little time to react. Having a solid emergency plan can make all the difference. Start by mapping out safe evacuation routes and making sure every family member knows where to go. Set a meeting spot in case you are separated, and keep a list of emergency contacts handy. Prepare a go-bag with essentials — bottled water, non-perishable food, flashlights, batteries, first aid supplies and important documents in waterproof bags.  A backup power source, like a portable generator, can also keep vital appliances running during outages. Staying ready not only protects your loved ones but reduces panic when the unexpected happens. A clear plan keeps you in control, no matter what nature has in store. Invest in Heat Proofing Heat waves are not new to disaster-prone areas like California, Texas and Florida. However, in recent times, the intensity has become too much to handle , even for Florida residents. Installing an air conditioning system is only a temporary fix. The excessive load on cooling units during extreme heat can quickly run up your energy bills and strain your HVAC system. To keep your home cool without overworking your AC, start with proper insulation in your attic and walls to block heat from creeping inside. Reflective roofing materials or a cool roof coating can deflect sunlight, lowering indoor temperatures.  Use blackout curtains or thermal blinds to trap cool air and prevent heat from entering through windows. Adding natural shade by planting trees or installing pergolas can further shield your home. Small upgrades like weather-stripping doors and sealing window gaps also prevent cool air from escaping. These strategies not only create a more comfortable living space but also help control rising energy costs during scorching summers. Preparedness Is Power Humans have the incredible ability to adapt to pretty much any environment. We have been training for survival for millions of years, after all. As long as you stay prepared and proactive, you will be okay. There are millions of people residing in high-risk zones across the United States. While nature is unpredictable, smart planning keeps you one step ahead. By ML Staff. Image courtesy of Pexels
