Waldorf Astoria to Make Miami Beach Debut Following Landmark Oceanfront Transformation

Hilton and Reuben Brothers have signed a management agreement to transform the oceanfront hotel at 2201 Collins Avenue into the Waldorf Astoria Miami Beach. Currently operating as the W South Beach, the property will undergo a comprehensive renovation before relaunching under the Hilton luxury brand in Winter 2027.



The 20-story hotel will feature 348 updated suites, each offering ocean views and private balconies. The property's public spaces will undergo significant changes led by Avenue Interior Design, including a redesigned lobby featuring the brand's signature Peacock Alley gathering space.


Additional updates include a new culinary program, a curated spa and wellness facility, and a modernized 48,000-square-foot pool deck complete with private cabanas. The property's event spaces will also be revitalized to accommodate private gatherings and celebrations.

The property is situated within the city's luxury hotel corridor, providing direct beach access and proximity to local cultural and nightlife institutions. The renovation project represents Reuben Brothers' continued investment in luxury hospitality assets, following the firm's recent acquisition and development initiatives globally.


Upon opening, the destination will join the brand's expanding Florida portfolio, which includes the upcoming Waldorf Astoria Miami scheduled to open downtown in 2028.
