Royal Palm South Beach Reopens After $100 Million Renovation

Royal Palm South Beach has reopened following a more than $100 million transformation, bringing one of Miami Beach's best-known historic hotels back into service with redesigned accommodations, new dining venues, and restored architectural features. Located at 1545 Collins Avenue in the heart of the Art Deco District, the 1939 landmark returns as Marriott's first-ever Tribute Portfolio property after an extensive renovation.



The reopening comes as South Beach continues to evolve while preserving many of its historic landmarks. Positioned steps from Lincoln Road, Royal Palm South Beach combines its Art Deco heritage with updated guest experiences designed for both visitors and local events.


"As Royal Palm reopens, it represents more than a transformation. It is a cultural return of one of South Beach's defining landmarks," said Royston Brady, General Manager of Royal Palm South Beach. "What makes this moment significant is that we are not only preserving its legacy but actively shaping how a new generation will experience the destination."



Owned by Park Hotels & Resorts and managed by Pivot, the property now features 404 redesigned guestrooms and suites spread across its 17-story East, West, and Lanai towers. Room options include Classic King accommodations, Oceanfront King rooms with private balconies, Bungalow Suites, and two-bedroom suites overlooking the Atlantic Ocean.



The resort also offers direct beach access, a private pool, a 24-hour fitness center, and 18,000 square feet of indoor and outdoor meeting and event space, including seven meeting rooms, a ballroom, and outdoor venues designed for weddings, conferences, and social events.



The redesign was led by Coral Gables-based EoA Group, which preserved several original architectural elements while introducing contemporary interiors inspired by Miami's diverse neighborhoods. Historic features including the original Terrazzo lobby compass rose and the hotel's green glass reception desk have been restored, with the reception desk now serving as the Compass Rose Coffee Counter.


Design influences throughout the property reference South Beach's Art Deco architecture alongside creative elements inspired by Wynwood and Little Havana.



The reopening also introduces four new food and beverage concepts, each reflecting different aspects of Miami's culinary culture. The Paloma Club serves coastal Latin cuisine with cocktails focused on agave spirits, while Compass Rose operates as a Cuban-inspired coffee counter. Mixed Company offers rum-based cocktails alongside Asian-inspired small plates, and Cositas provides grab-and-go food along with locally inspired retail items.


The culinary program is led by Chef Adrian Colameco, whose hospitality career spans more than two decades at Forbes Five-Star resorts and luxury hospitality destinations.


Reservations are now open, with starting nightly rates beginning at $399. The hotel is also offering a limited "Return of an Icon" package featuring a two-night Studio Suite stay, a signature welcome cocktail, a branded beach tote with curated local products, and a $100 daily dining credit. Florida residents can receive 15% off retail room rates, 50% off valet parking, and a discounted $40 resort fee.
