RIVANI Miami Beach Reaches 80 Percent Leased Milestone Before Opening

RIVANI Miami Beach has reached a major leasing milestone, with over 80 percent of the property now committed ahead of its scheduled opening. Led by developer Robert Rivani, the 163,000 square foot project at 1691 Michigan Avenue represents a $100 million transformation of the site into a Class X office and retail destination. The redevelopment is expected to increase the building’s daily occupancy from 200 to more than 1,200 professionals, a shift intended to boost the daytime economy of the Lincoln Road corridor.

The tenant roster includes a variety of sectors such as finance, wellness, and media. Playboy will locate its headquarters on the penthouse level, while Monarch Athletic Club is opening an 8,000 square foot facility, marking its first location outside of California. Hospitality group h.wood Group will also debut a Tokyo-inspired speakeasy within the property.

The Jills Zeder Group: 8,000 square feet for the real estate team.
Divisadero Capital: 5,000 square feet for the hedge fund relocating from Coconut Grove.
Prime Longevity: 3,000 square feet for regenerative medicine.
Dr. Jennifer Murdock: 2,000 square feet for an oculoplastic surgery practice.
Dr. Elliott Dinetz: 2,000 square feet for functional medicine.
Designed by Rockwell Group, the building focuses on a hospitality-driven experience. Amenities include a concierge team, valet service, and exclusive daytime access to the onsite speakeasy featuring personalized spirits lockers. Tenants also have access to the Monarch Athletic Club’s recovery facilities, which include cold plunges and sauna treatments.
The project is scheduled for completion in Summer 2026.
