Timeless by Design: Ponce Park Redefines Luxury Living in Coral Gables

In Coral Gables, where architecture has long shaped the identity of the city, Ponce Park is positioned as a continuation of that legacy. The residential project draws from the Mediterranean Revival style that defines the area while introducing a contemporary approach to scale and design.


Developed by Allen Morris Company, Ponce Park is conceived as a boutique property with 58 residences. Each unit averages more than 2,700 square feet, with layouts that emphasize privacy and functionality. Private elevator access, large terraces, and open living spaces reflect a shift toward homes designed for both everyday use and long term value.



Architect John Cunningham of Zyscovich led the design, referencing European influences that are central to Coral Gables. Arched forms, stone finishes, and detailed façades appear throughout the building, but are applied with restraint. The result is a structure that aligns with its surroundings without replicating them.


“True luxury today is not about scale, it’s about intention, intimacy, and a sense of place,” said W. A. Spencer Morris, President of Allen Morris Company.

Interior design by Meyer Davis focuses on materials and layout rather than excess. Kitchens are fitted with Italian cabinetry, while stone surfaces and custom storage define the living areas. The approach prioritizes durability and clarity over decorative elements.


Amenities are concentrated on a rooftop spanning more than 30,000 square feet. The space includes multiple pools, landscaped areas, and a central lounge designed to function as a shared gathering point. Indoor and outdoor zones are connected, allowing for consistent use throughout the year.



The development also includes improvements beyond the property. In coordination with the city, the project contributes to the enhancement of Ponce Circle Park and surrounding streets. This investment positions the building as part of a broader urban plan rather than a standalone structure.

“Ponce Park is not just a building, it’s a living experience shaped by history, design, and emotion,” Morris said.


As Coral Gables continues to evolve, Ponce Park reflects a narrower approach to luxury. Instead of scale or density, the project centers on limited residences, architectural continuity, and integration with the existing city fabric.
