Pebb Capital-Led Venture Acquires UNO South Pointe, Plans Ultra-Luxury Penthouse Office

A new ultra-luxury office space is taking shape in Miami Beach’s South of Fifth neighborhood, where a Pebb Capital-led joint venture has acquired UNO South Pointe and plans to transform the building’s top floor into a 10,000-square-foot penthouse office.

The 51,000-square-foot mixed-use office and retail property sits at 119 Washington Avenue, just steps from the waterfront in one of Miami Beach’s most sought-after neighborhoods. Originally built in 2002 and renovated in 2025, UNO South Pointe is one of a limited number of high-end office properties in South of Fifth, where new commercial supply remains scarce.

The planned penthouse will bring a new level of workspace to the building, with 15-foot ceilings, multiple terraces and 360-degree unobstructed views stretching across the ocean, Government Cut, Fisher Island, Biscayne Bay and Miami Beach. Existing property management and operations will remain in place as the new space is developed.

The acquisition brings together Pebb Capital, Sabal Investment Holdings and affiliates of Paceline Equity Partners. Paceline leadership also pointed to the property’s location and the opportunity to create additional value through the penthouse buildout as key attractions of the investment.
For Pebb Capital, the deal continues a broader expansion across South Florida. Earlier this year, the firm acquired Design 41, a roughly 50,000-square-foot Class A property in Miami’s Design District, for $75 million. Its regional portfolio also includes Sundy Village in Delray Beach, The Press in West Palm Beach, 110 East Broward in Fort Lauderdale and The Collins in Miami Beach.
With its South of Fifth location and planned penthouse transformation, UNO South Pointe adds another distinctive property to Miami Beach’s evolving luxury office landscape.
