Palma Miami Beach Breaks Ground, Signaling North Beach’s Next Chapter

North Beach has long been known for its relaxed atmosphere, walkable streets and strong community identity. With the groundbreaking of PALMA Miami Beach Residences, the neighborhood is entering a new phase of growth that aims to respect its character while adding new housing options.



The project is located at 600 71st Street, between the ocean and Normandy Fountain, a central gathering point for North Beach residents. PALMA will include 126 fully furnished one- and two-bedroom residences, along with seven penthouses. Prices start in the $650,000s, and the building will have no minimum rental restrictions. Completion is planned for late 2027.


Designed by Built Form, the building focuses on modern coastal living. Residences will feature private balconies, floor-to-ceiling impact-resistant glass doors and high ceilings. Select units will offer views of the Intracoastal. Interiors will include European cabinetry, Bosch appliances, stone countertops and contemporary fixtures. Each residence will also have in-unit laundry, high-speed Wi-Fi and energy-efficient climate systems.


Amenities will span more than 10,000 square feet. Plans include a resort-style pool deck, hot tub, cold plunge, outdoor summer kitchen, fitness center, media and game lounge, and indoor and outdoor gathering areas. The building will also feature a double-height attended lobby with tropical design elements. At street level, 8,500 square feet of retail space is planned, supporting the area’s pedestrian-friendly layout.


The groundbreaking ceremony brought together city officials, local residents and business leaders. The event included a live performance by singer-songwriter Maya Azucena, a regular performer at North Beach’s La Poubelle piano bar.


PALMA is within walking distance of the beach, parks, restaurants, music venues and cultural spaces. North Beach is also known for its Miami Modernist architecture and is set to add new public amenities, including the upcoming 72nd Street Community Complex.


The development is the second of three projects planned for North Beach by Lefferts. The firm recently completed 72 Park and plans to follow PALMA with 72 Carlyle, a luxury condominium designed by Piero Lissoni. In total, Lefferts has invested $730 million in the neighborhood.



Approximately half of the residences at PALMA have already sold, signaling strong demand for new housing in North Beach.
