Inside the Playbook: The Conversation Defining North Beach’s Future

North Beach has long been known as one of Miami Beach’s most charming neighborhoods, offering a laid-back, community-oriented alternative to the energy of South Beach. Now, the area is entering a new phase of growth, a shift that took center stage during a Jan. 15 panel discussion at 72 Park, the first luxury condominium completed in the idyllic area in over five years.



For years, North Beach has been appreciated by locals for its oceanfront access and relaxed living. Now, North Beach is taking a big step forward  as interest in the area continues to grow. 

The panel brought together developers and brokers to discuss North Beach’s growing appeal and future trajectory. Participants included Russell Galbut of Crescent Heights, Mendy Chudaitov of Lefferts, and brokers Fredrik Eklund and Jay Phillip Parker from Douglas Elliman. 

Throughout the conversation, it became clear that North Beach’s growth has been years in the making. Panelists attributed the neighborhood’s progress to long-term planning and investment, with a focus on how residents live day to day. The panelists added that buyers are increasingly drawn to North Beach because it offers a quieter alternative to other Miami Beach markets. 

Eklund and Parker added that many buyers are viewing North Beach as an opportunity to enter the Miami Beach market. 



Chudaitov, whose firm is known for luxury projects in New York and South Florida, has played a key role in shaping the neighborhood’s next chapter through a three-project condominium pipeline.  The developments include 72 Park, which was completed in March 2025, PALMA Miami Beach Residences, which is currently under construction and halfway sold and the ultra-luxurious 72 Carlyle, designed by acclaimed designer Piero Lissoni.

Panelists highlighted the neighborhood's walkability, cultural institutions like the Miami Beach Bandshell and Byron Carlyle Theater, and access to some of South Florida’s most scenic beachfront. They also pointed to North Beach’s expanding culinary scene, marked by recent openings such as Ezio’s, the Italian-inspired steakhouse located on the ground floor of 72 Park.

Lissoni and his U.S.-based firm, Lissoni Architecture New York. Following the success of 72 Park and the continued progress of PALMA Miami Beach Residences, the project reflects Lefferts’ broader effort to elevate North Beach living.

Sales at 72 Carlyle are led by Fredrik Eklund of the Eklund | Gomes Team at Douglas Elliman Development Marketing, with residences priced from the $900,000s.
