NoBe PARC Miami Beach Launches 232 Fully Furnished Residences in North Beach

Robert Finvarb Companies has launched sales for NoBe PARC Miami Beach, a 15-story residential development planned for North Beach. The project will bring 232 fully finished and furnished residences to Miami Beach, with a short-term rental-friendly model designed for buyers seeking flexibility near the shoreline.



Located steps from the beach, NoBe PARC Miami Beach is one of the few new-construction projects in Miami Beach offering this level of short-term rental flexibility. Sales are being handled exclusively by OneWorld Properties.


The development will include studios, junior one-bedrooms, one-bedroom plus den, two-bedroom plus den, and three-bedroom plus den residences, with prices ranging from approximately $570,000 to $2 million. Each residence will be delivered fully furnished, with interiors curated by V Starr and furnishings by Crate & Barrel.


Residences are planned with private terraces, Italian-inspired cabinetry, quartz countertops, appliance packages, glass-enclosed showers, built-out closets, in-unit washers and dryers, and pre-wiring for high-speed internet and Wi-Fi.

Designed by Arquitectonica, with TAG as the architect of record, NoBe PARC Miami Beach is planned around efficient layouts, natural light, and indoor-outdoor living. The project also reflects broader changes taking place in North Beach, where new investment and residential development are drawing more attention to the neighborhood’s walkable coastal setting.


“Miami Beach buyers today are looking for something very different from what they were even five years ago,” said Peggy Olin, President and CEO of OneWorld Properties. “Flexibility has become one of the most valuable amenities in real estate. Buyers still want the Miami Beach lifestyle, but they also want the ability to use their residence on their own terms, whether that means seasonal living, generating income, or simply having a turnkey home near the water.”


Amenities will be spread across multiple levels. A fifth-floor amenity deck will include a resort-style pool with an integrated spa and sun shelves, along with a sauna, steam room, treatment room, and outdoor cold plunge. The project will also offer co-working spaces, social lounges, summer kitchens, gaming lawns, and a children’s playroom.



The rooftop deck is planned with sunrise yoga areas, private cabanas, sunset lounges, and relaxation spaces overlooking the city and coastline. Additional offerings include a 24-hour attended lobby, valet parking with a residential app, fitness center, package and storage rooms, and a Beach Club experience.


Ground-floor commercial space is also planned as part of the project, adding to the area’s ongoing shift toward a more walkable, mixed-use coastal district. NoBe PARC Miami Beach is located near the Miami Beach Bandshell, North Beach Oceanside Park, and Collins Avenue’s retail and dining corridor, with access to Bal Harbour, Surfside, and the broader Miami market.
