In South Florida’s ultra-competitive luxury market, where buyers expect more than just square footage and views, a once-overlooked feature is quietly becoming one of the most powerful drivers of value: the closet. What was traditionally treated as a secondary, utilitarian space is now emerging as a defining amenity in high-end residences, influencing both pricing and speed of sale.


“There’s been a clear shift,” says Claudio Faria of Ornare. “Closets have become one of the most important investments in the home. Clients are dedicating more space, more budget, and more attention to them than ever before.”



According to Ornare, more than 85 percent of recent client demand across kitchens, baths, and closets has shifted toward closet design, with many projects reaching six figures and some exceeding half a million dollars, signaling a major reallocation of where luxury buyers are placing value.


Developers are taking note and increasingly turning to Ornare as a key partner in delivering this amenity. Related Ross has integrated Ornare into its Artisan Home Program, offering buyers a seamless, high-touch approach to custom closets and turnkey living. Savanna has also tapped the brand for Olara, while Fortune International Group and Chateau Group have incorporated Ornare closets into St. Regis Residences Sunny Isles Beach. Across each of these projects, custom closets are being treated not as an upgrade, but as a core component of the luxury offering, reflecting both buyer demand and the growing importance of design-driven, lifestyle amenities.



For many of Miami’s top brokers, the appeal of a luxury closet is both professional and personal. Industry leaders including Jill Hertzberg, Dora Puig, Anna Sherrill, Jay Parker, and Dina Goldentayer have all invested in custom closets within their own homes, reinforcing their belief in the value these spaces bring. As one broker notes, closets are no longer hidden, they are part of the experience buyers expect to see and engage with.


That shift is especially evident among a new generation of buyers who are reimagining closets as living spaces rather than purely functional ones.


Designers are incorporating seating areas, bars, desks, and even entertainment zones, transforming closets into extensions of the home. Collections of handbags, shoes, and clothing are displayed with the same level of care as art, turning the closet into a curated, expressive environment. This evolution was recently on display at an event hosted at Ornare’s Miami showroom, where fashion tastemakers gathered to showcase their personal collections, celebrating the closet as both a private sanctuary and a statement space.



In a market where buyers are increasingly driven by emotion and lifestyle, these details matter more than ever. The rise of the luxury closet reflects a broader shift in how homes are designed, marketed, and experienced. What was once behind closed doors is now front and center, and in Miami’s luxury real estate market, it may be one of the most valuable spaces in the home.
