Miami Commission to Vote on Coconut Grove Playhouse Plans on July 9, 2026

The City of Miami Commission will consider key approvals for the Coconut Grove Playhouse project at its meeting on Thursday, July 9, 2026, where public comment is scheduled to begin at 9:00 a.m.

The Miami-Dade County Department of Cultural Affairs is seeking final regulatory approvals needed to complete permitting for Phase 2 of the long-planned redevelopment. Phase 1 is underway, with asbestos abatement completed, historic architectural elements removed and stored, and structural repairs in progress.
Phase 2 is planned to finish rehabilitation of the Historic Gateway Building, construct a new theater, and deliver site improvements. At the upcoming meeting, the Commission is expected to consider the County’s appeal to the Planning, Zoning, and Appeals Board for exemptions and waivers related to the property. If the appeal is approved, the County plans to submit architectural plans for Phase 2 for building permit review.
The meeting will take place in the City of Miami Commission Chamber at City Hall, 3500 Pan American Drive, Miami, Florida 33133. Community members may speak during public comment and can review the project presentation and visit the department’s website for updates on the Coconut Grove Playhouse.
