Miami Commission to Vote on Coconut Grove Playhouse Approvals on July 9, 2026

The City of Miami Commission will consider key regulatory approvals for the Coconut Grove Playhouse project at its meeting on Thursday, July 9, 2026, a step that would allow Phase 2 of the redevelopment to move into building permit review.



Phase 1 of the project is underway, with asbestos abatement completed, historic architectural elements removed and stored, and structural repairs in progress. Phase 2 is planned to complete the rehabilitation of the Historic Gateway Building, construct a new theater, and deliver major site improvements.


At the upcoming meeting, the City Commission is scheduled to review Miami-Dade County’s application to the Planning, Zoning, and Appeals Board for exemptions and waivers related to the Playhouse property. If the Commission approves the County’s appeal, the County plans to submit the architectural plans for Phase 2 for building permit review.


The commission meeting is scheduled for Thursday, July 9, 2026, with public comment beginning at 9:00 a.m. in the City of Miami Commission Chamber at City Hall, 3500 Pan American Drive, Miami, FL 33133.
