Miami-based developer META Development has secured a $28 million construction loan from Los Angeles-based Arixa Capital to advance OPUS, its boutique luxury residence in Coconut Grove. Demolition has already begun, with vertical construction expected to start soon.

The 14-unit development, including 12 residences and 2 penthouses, is over 50% sold and is slated for delivery in 2027. Designed by Kobi Karp and Brazilian architect and interior designer João Armentano, OPUS features villa-inspired layouts with wraparound balconies, rooftop pool and lounge, fitness center and spa, private business suites, outdoor dining areas, children’s center, and autonomous parking with EV charging bays. Residences start at $2.8 million with floorplans beginning at 1,900 square feet.

“Securing this construction financing is a validation of our ‘Go Boutique’ philosophy and the growing demand for design-forward residences in Miami,” said Andrew Rasken, CEO of META Development. “OPUS exemplifies timeless architecture, a refined sense of place, and elevated living experiences that prioritize community, privacy, and personalization.”

The project reflects META Development’s approach to boutique luxury, focusing on limited-edition, design-centric residences rather than branded towers. The firm’s portfolio also includes the soon-to-be-announced Colette project in Brickell.
