Kempinski Residences Miami Design District Offers First Look at Its U.S. Debut

Kempinski Residences Miami Design District is offering an early look at its interior design as the European hospitality brand Kempinski Hotels prepares its first branded residential project in the United States. The development is planned for 3801 and 3883 Biscayne Boulevard, at the entrance to the Miami Design District.



Interiors are designed by Rockwell Group, with a focus on translating Kempinski’s hotel model into residential living. The approach centers on service, layout efficiency, and connection between indoor and outdoor spaces.



The design includes primary bedrooms, bathrooms, and open kitchen and living areas. The arrival lobby reflects a residential setting shaped by hospitality standards.



The development will include 132 residences across two 23 story towers, along with six townhomes. An additional 17 guest suites will be reserved for residents and their visitors.


Amenities across both towers are expected to include a fitness center, spa and recovery areas, lap pool, restaurant with terrace seating, dining salons, screening room, and simulation spaces for golf and Formula 1. Outdoor areas will also include spaces designed for families.


The project reflects continued residential growth in the Design District, an area that has expanded beyond retail into mixed use development. Completion of the project is expected in Q4 2029.
