Best Luxury Buildings in Miami with Private Yacht Docks

For luxury homeowners in Miami, a private marina can be just as valuable as ocean views or five-star amenities. While many waterfront condominiums overlook Biscayne Bay or the Intracoastal Waterway, only a select group of completed residential buildings offer residents direct access to private dockage for yachts and other vessels.

Below are some of Miami's most notable completed luxury residential buildings designed for owners who want to keep their yacht close to home.

The Aston Martin Residences sits where the Miami River meets Biscayne Bay, providing quick access to open water. One of its defining features is a private superyacht marina integrated into the property.

  • Maximum yacht size: Vessels up to approximately 120 feet (depending on berth configuration)

  • Water depth: Up to approximately 15-foot draft

The building is among the few luxury towers in Downtown Miami capable of accommodating large yachts directly on site.

What to Know Before Buying

Private marinas are among the rarest amenities in Miami's luxury condominium market. Buyers should verify several details before purchasing:

  • Whether boat slips are deeded, leased, or assigned by the condominium association.

  • Slip dimensions and weight restrictions.

  • Water depth and draft limitations.

  • Availability of fueling and dockmaster services.

  • HOA fees or separate marina maintenance costs.

  • Waiting lists for slip assignments, if applicable.

For owners of larger yachts, Marina Palms and Aston Martin Residences currently offer some of the most substantial private docking facilities attached to completed residential buildings in the Miami area. Buildings such as Monaco Yacht Club & Residences and Ritz-Carlton Residences Miami Beach cater more to boutique boating lifestyles with a smaller number of slips.

Pricing

Availability, ownership, and lease terms for boat slips vary by property. In most buildings, dock space is limited and may be purchased separately, leased, or reserved through the condominium association. Maximum yacht sizes also depend on individual slip dimensions and marina availability. As a general Miami benchmark, long-term marina dockage can start around $27.50 per linear foot per month, putting a 40-foot boat at approximately $1,100 per month and a 60-foot yacht at about $1,650 per month before utilities, taxes and additional marina services. At higher-end private marinas, rates can be substantially more.

For larger yachts, the monthly cost can quickly reach several thousand dollars. A 90-foot yacht at $50 per foot, for example, would cost approximately $4,500 per month, while a 120-foot superyacht at the same rate would approach $6,000 per month. These figures are estimates based on Miami-area marina rates, not published rates for the individual residential properties above, where private dockage can command a premium and may involve separate ownership or association fees. Buyers should confirm current slip pricing, availability, utilities, insurance requirements and any additional marina charges before purchasing.
