Founded by David Schwade and Dakota Hendon, ANDstudio Architecture + Design has grown into a boutique firm with a diverse portfolio of high-end residential and commercial projects. Their expertise is showcased in the stunning waterfront homes they’ve designed in Miami Beach, Bal Harbour, Coral Gables, and Coconut Grove, as well as upscale retail stores and office spaces in prestigious locations like the Miami Design District, Palm Beach, and Bal Harbour. Their design prowess extends to the culinary world, having crafted the interiors of Michelin-starred restaurants and stylish dining spots across the region.


In the Miami Design District, ANDstudio’s work includes high-profile projects like the recent Brunello Cucinelli store, where they played a key role in creating an exquisite retail experience. The firm is currently working on the expansion of Brunello Cucinelli across South Florida, continuing their collaboration with this iconic brand. Other notable retail spaces by ANDstudio include B&B Italia, Kith and Kith Treats, Stone Island, GANNI, Dion Lee, ALC, Reformation, Creed, Zadig & Voltaire, and many others.

For many of these high-end retail stores, ANDstudio has partnered with clients’ global design teams, collaborating with renowned designers such as Piero Lissoni for B&B Italia and Stamuli for GANNI. These collaborations blend international vision with local expertise, delivering impressive design outcomes that stand out in Miami’s competitive luxury market.


As both Design Architects and Architects of Record, depending on the project, ANDstudio is known for their ability to balance creative vision with practical execution, especially when it comes to meeting the challenges of tight deadlines and complex requirements. One of their busiest times of the year is leading up to Art Basel, Miami’s premier global art fair that takes place in the first week of December. With the city buzzing in preparation for this world-class event, ANDstudio’s designs often take center stage as part of the vibrant high-energy atmosphere.


Their recent collaboration with B&B Italia and Lissoni&Partners on the new flagship store in the Miami Design District, set to debut during Art Basel 2024, is a testament to their ability to execute large-scale, high-end projects while navigating the unique challenges of designing and building in Miami. The 21,000 sq. ft. space will encompass two floors of sophisticated luxury, perfectly timed for Miami’s biggest week of the year.

ANDstudio’s collaboration with Kith, another standout project in the Miami Design District, demonstrates their ability to integrate modern retail design with the unique aesthetics of global brands. Working alongside Porto Architecture and the Kith design team, ANDstudio played a crucial role in the expansion of Kith’s Miami locations. The result is a visually striking space that balances sleek, contemporary elements with Kith’s signature streetwear style, creating a retail environment that feels both inviting and cutting-edge.


Equally notable is ANDstudio’s work with Dion Lee, the fast-growing international fashion brand known for its architectural approach to design. In collaboration with Australia-based Smart Design Studio, ANDstudio helped create Dion Lee’s flagship store in the Design District.


This project presented the unique challenge of merging two distinct levels within the space while featuring a bespoke stainless steel spiral staircase as a central focal point. The result is not just a retail store but an immersive experience that perfectly captures Dion Lee’s avant-garde sensibility, with an emphasis on sophistication and modernity.

ANDstudio also collaborated with Marc Buhre of German-based design firm Zeichenweg, and Italian-based architect Chiara Negri, to bring the high-end clothing brand STONE ISLAND’s flagship store to the Miami Design District.

David Schwade and Dakota Hendon’s shared vision has not only shaped their own firm’s success but continues to impact the architectural landscape of Miami and beyond.
