Entrepreneur, ultra-endurance athlete, luxury real estate broker and longevity advocate Alvaro Nuñez has built his career at the intersection of high performance, wellness and lifestyle. As Wellness Ambassador for House of Wellness, he is helping shape the development’s lifestyle and wellness strategy, including partnerships, resident programming and experiences centered on longevity, fitness, recovery and community. Developed by North Development, House of Wellness will rise at 152 SW 9th Street in Miami and is expected to break ground next year, bringing a wellness-centered approach to residential living. Here, Nuñez shares his perspective on why health and longevity are becoming defining elements of modern luxury.



For years, luxury was associated with what a person could buy. Why does true status today seem to be health and longevity?


Because time has become our most valuable asset. Today, high-performing individuals understand that real luxury isn't owning more things—it's having more energy, greater vitality, and more years of healthy living. The new definition of wealth is feeling well enough to fully enjoy everything you've built.


How has the concept of luxury evolved in real estate? What distinguishes a luxury residence from one designed for longevity?


Traditional luxury focused on premium finishes and exclusivity. A longevity-focused residence is designed to improve how you sleep, recover, manage stress, and experience everyday life. House of Wellness represents exactly this evolution.



How can a residence contribute to a longer healthspan?


Our environment shapes our habits. If your building helps you sleep better, move more, recover faster, and connect with people who share your values, you're more likely to enjoy a longer, healthier life.


As an ultra-endurance athlete, what have you learned about the impact of your environment?


I've learned that your environment can either elevate you or hold you back. After climbing mountains, cycling across the United States, and competing around the world, I'm convinced that where we live directly influences our energy, discipline, and performance.



What will the residential experience of the future look like?


It will be a wellness ecosystem. Technology, preventive medicine, fitness, recovery, and community will be seamlessly integrated into the places where we live.
