Adriana Hoyos Design Studio to Lead Interiors for Bungalow East Fort Lauderdale

Merrimac Ventures selected Adriana Hoyos Design Studio to lead the interior design for Bungalow East, a boutique luxury condominium in Fort Lauderdale Beach’s North Beach Village. Hoyos will oversee the design of all interior and amenity spaces for the 14-story development, which is slated to break ground later this year.

Located at 530 North Birch Road, Bungalow East features a limited collection of 34 three- and four-bedroom residences and penthouses. Swedroe Architecture designed the project, which sits steps from the Atlantic Ocean and the Intracoastal Waterway.
A Residential Estate Approach
The design philosophy for the building emphasizes a "private beachside estate" feel rather than a traditional condominium. Adriana Hoyos utilized natural materials and timeless detailing to create a cohesive experience between private homes and shared spaces.
A distinguishing feature of the project is the integration of Hoyos’ own handcrafted furniture collection throughout the amenities. Signature pieces, such as the Gem and Lua chairs, were tailored specifically for the building’s lounges and shared environments.
Residence Features and Amenities
The homes at Bungalow East range from 2,100 to 4,680 square feet, with prices starting between $2 million and $4 million. Key residential features include:
Kitchens: Custom European-inspired designs by Italkraft with Sub-Zero Wolf appliances.
Architecture: 10-foot ceilings and floor-to-ceiling impact-resistant glass.
Outdoor Living: Terraces up to 12 feet deep equipped with summer kitchens.
The building’s amenity suite includes a resort-style pool deck with cabanas, a wellness spa with a cold plunge and sauna, a rooftop lounge, and a fitness center. Additional facilities include a pet spa, a library-style workspace, and a ground-floor space for a neighborhood bistro.
Development and Sales
Bungalow East is part of Merrimac Ventures’ South Florida portfolio, which includes projects such as the Waldorf Astoria Residences Pompano Beach and the Four Seasons Hotel & Private Residences Fort Lauderdale.









OneWorld Properties is leading the sales and marketing for the development. Construction is estimated to begin in 2026, with a projected delivery timeframe of 18 months.
